Booked this with a bit of hesitation but looking at reviews and some of the pictures of others made me decided to give this a try. Wasn't really keen on non toilet room but heard it's super clean and nice so I book. The location is superb first of all. Maybe 5mins or less depending on speed to Kyoto Station. The check in is seamless and fast. Rooms is small but very surprised it comes with a sink at least. Makes washing up in morning and evening super convenient. Rooms are tidy and modern and individual aircon control. Every floor has male and female toilet. For male there's a urinal and 2 cubicles so need to plan your visit well. At level 1, there's the public bath and also in house onsen. 4 showers and 2 cubicles toilets. Very busy in morning and evening so plan accordingly as well. Don't really have much complain and if prices continues to stay this way, I wouldn't mind staying or recommending to friends.

All great, the rooms are small but very clean. The best part, the lounge, with coffee, the and a small kitchenette… and the bathrooms with a japanese bath and also western showers! I will definitely recommend it!

The staff is a bit dry in communication. Rain umbrellas are always out of reach. The tea area closes at 11 pm - we left the bathhouse at 10:45 pm and we were no longer allowed to drink tea.
The location is excellent at the same time.
Another plus is the super cool bath and a huge selection of shampoos.

It was much bigger than I thought and the facilities were better. This is the best accommodation when traveling alone!! It's a bit cold in the winter, but you can sleep warmly by using the heated water bag in the lounge. The surrounding area is a private house, so it is quiet and noise-free. Next time I come to Kyoto, I would like to stay again. Very gooood!!!!
