Good locations near the race course with a number of public transport links nearby.

Pool is an added bonus.

The staff is efficient and helpful, and especially a great 🙏🏼 thanks to Carlos who helped me in my search, in this beautiful city I'm learning to know. 
Breakfast buffet very convenient and 100% bio ! 👍👍
The only bemol the view...on the construction yard just in front of my window but fortunately the noise is camoufled by double glass 👍

So, knowing that I am generally satisfied with my stay and that I recommend the structure, I have even to sign positive and negative points.
- the structure is clean and also the rooms except for the kitchen (it was dirty in the plate of the covers)
- breakfast is not bad but at the level of the ”salted” there was not much 
- The staff was kind and available but it did not give any information from their initiative (for example, ask if you wanted a card, if you needed something for the room like a paraplus bed, since they saw me with a baby... .No proposal!) 
It's the biggest negative point...for example, no one tells you that the room would not be cleaned by anyone (though the flyer posed in the sdb that explains to put the wallpapers in the shower if you want clean wallpapers...we did it and in the end de jour on les achevé toujours dans la douche....grosse déception et colère vu le prix correspondant à un prix d'hôtel...)
The cost of parking is €8 per night and breakfast is €12
The bed is comfortable and the common spaces are very nice. 
Don't forget free Wi-Fi and that works very well.
If not the hotel is nice, recent and despite all I think to return and I pe conseil. 


The hotel's location is incredibly convenient, nestled within a business park with readily available supermarkets and restaurants. It offers excellent value for money. It's also within easy walking distance from Nice Airport T1, nearby Tram stations, and the train station. The apartment-style rooms are clean and spacious, though daily housekeeping isn't provided. The double bed is a bit soft and narrow, but the refrigerator and kitchen utensils are perfect for self-catering. There's a free gym in the building, and the attached parking garage is easy to access, with a clearly marked entrance. The €12/day parking fee is very reasonable for the area. However, be aware that the ramps for entering/exiting and moving between floors in the parking garage are extremely narrow and feature sharp right-angle turns, so be prepared for a challenging drive!

Pros:
Location (4/5): Conveniently located with a balcony offering a standard street-view. 

Cons & Dealbreakers:
Inflexible Service (2/5): The in-room amenities provided were extremely insufficient. For a 4-day (3-night) stay with double occupancy, only 2 packets of instant coffee were provided. My request for an additional 2 packets at the front desk was explicitly denied, resulting in a poor customer service experience.

Hygienic and Pest Issues (3/5): There was noticeable insect activity in the room. During my 3-day stay, I found and killed a total of 5 mosquitoes and 2 ants in the room, indicating that basic pest control and cleanliness standards were not met.

Ineffective Facilities (3/5): The in-room dishwasher was practically useless, failing to clean dishes at all. After running a full cycle, the dishwasher tablet was only half dissolved, suggesting a logical flaw in the equipment, such as insufficient water temperature or a faulty water circulation system.

Although we were assigned a last room, it was very clean and the bed was spotless. The location was excellent, just a 3-minute walk from the subway station. The soundproofing was also very good; it was quiet for all three nights we stayed.

We stayed here with our 1.5-year-old son. The kitchen was well-equipped with a microwave and stove, which was really helpful. The only minor downside was that the cutting board looked quite worn. The staff were very friendly, and there were complimentary drinks and madeleines in the lobby. The location was excellent, only about a 10-minute walk from Gare de Lyon.
