The information says that parking spaces are available, and the real situation is to moor the street spaces. You can handle and find them by yourself, and the information provided is inaccurate. After checking in, take the key and go to the room by yourself. There is no introduction on how to use the facilities in the room. The reception staff has a bad attitude, no manners, no response to any questions. If you want him to open the door, you will have a black mouth and a black face.

Feels more like a bedsit than a hotel. Arrived to a locked door (after stating arrival time). Looks lovely from the outside and bar area looks great but no sign of staff at all. Room was a ‘deluxe’ double. Nothing ‘deluxe’ about it. Mish mash of different furniture, whole in the wall and small bathroom with handles missing from unit. Good location but for the money I’d go elsewhere.

For the price this place really isn't great. Small room, small bed generally a bit tired. We had ripped towels and dangerous iron that had failed its PAT test 2 years aga. There was no-one on reception when we arrived, had to call a number that wasn't answered, in the end a kid went to find someone to let us in. I wouldn't class as a hotel, really should be advertised a guest house on B&B. On the positive side, the location is great, building is beautiful, and the staff seemed nice.

The room was really nicely decorated and really modern with a comfy clean bed and good quality towels. Really well renovated and super clean. The staff are all so friendly and helpful and made us feel really welcome. The location is perfect a short 5 minutes walk from the Haymarket tram stop and with some really nice cafes in proximity plus a lovely bar at the hotel itself. We will definitely be back!

Small quirky boutique hotel, close to the city centre. Hotel was clean and staff friendly. We had a lovely big room and bathroom on the 2nd floor. The shower wasn't great but no big deal as we were only there for one night. The staff were friendly and helpful. The only thing that was irritating is that we were offered tea on our arrival and given the impression it was complimentary - when we went to check out, we were told that there was a charge for it. A small thing but considering the hotel was pricey for what you were getting, it leaves a poor impression when you are leaving especially as there's very little atmosphere in the hotel.

Beautifully appointed hotel, clean room and facilities, lovely staff including our dear friend Maneesh the owner. We stayed for two nights and used the hotel as a base for our family catch up. We are sad we didn’t have a drink at the beautiful bar! We were too busy in town, a comfortable ten minute walk away. Hope to return again and only one issue of low water pressure in our shower. Owner reassures us, this is in hand… Ate out in town, so didn’t pay the £15 extra for breakfast each day. Website/ Booking sites need updating re this price. We can’t fault the warm welcome, kindness and the character of this beautiful hotel and it is value for money.

Very clean hotel in a good location. Staff are friendly. The only reason I would avoid this hotel in future is because the many rooms face a tennis court where children play very loudly and this was disruptive. Not the fault of the hotel at all and if you aren’t noise sensitive then you’ll be fine. Otherwise this is a very nice hotel. Oh, and don’t book if you’re disabled as there’s no lift.

We are a couple and stayed at No 32 for (3) nights for its central location and apparent amenities. Unfortunately, the accommodation experience was not what we expected. Some of the issues included : NO parking on site; we understand this but there was no viable alternative(s) offered other than 'park at the Airport OR in a local residential neighbourhood approx 30 mins walk & 2 km away! We chose the latter & received a 100L ticket for our troubles - be forwarned if you're driving! Had a BASEMENT ROOM that was not overly well appointed (for the $$$). Twin beds!? Ripped sheet in one bed(issue was resolved)! No room fridge. Minimal Toiletries. Headwall are was stained & 'damp'... TV was good! Noisy, as it was in BASEMENT! NO drain stopper for sink. The staff/Owner(s) were cordial, but not overly accommodating(didn't offer options/assistance to settle the parking ticket). Nice BAR & Breakfast areas - never tried either though as many lovely & more economical choices nearby. Overall - disappointing and probably one of our worst hotel experiences while in UK! Maybe pickup the game?

The hotel is clean and tidy. The location is good with excellent transport links. The one thing that let this place down was the staff. I think he might have been the owner. On arrival he reminded us that breakfast was not included, which wasn't a problem. He then said it was £15 each. We pointed to the hotel website where it clearly said £7. He said we were looking at a fake website he showed him that it quite clearly was their own. He got quite shirty with us and said in a grumpy manner that we didn't have to have it. Guess what, we didn't. Real shame as otherwise its a nice place.
