My baseball team stayed at this hotel and we were very happy with the cleanliness of the rooms, the lobby, etc. The location was also great. My only concern was that the hotel closes the lobby down at 10:00PM per the signs all over the wall --they do this so there aren't noise issues at night for rooms down the hall from the lobby, etc. I was sort of OK with this, but annoyed as well because we often put the kids down for the night and then the parents all meet in the lobby of the hotel to wind down for the night and enjoy a drink or two. --So that makes this hotel less ”team friendly” in my opinion. I will say that what was even stranger is that after breakfast is over, they shut off all of the TVs and turn off the lights in what is a pretty large dining area with high top tables and at least 40+ seats (lobby/seating area) It appears to be their way of keeping people out of the area altogether. It gave the hotel a very ”we're shut down for the day” look and feel. I think the management needs to figure out a way to make the place more welcoming and allow for guests to be social in the common area of the lobby. I understand the closing down at 10:00PM -- but that may be a bit overboard as well on weekends. This hotel should consider opting out of the travelling team booking organizations since they have these rules and limits.

Alexandra and Kelly at the front desk are so friendly, helpful, responsive.... Those two make this hotel shine! They remembered me from past business trips and that's a good feeling. There is minimal to no street/highway noise. The water is Hot as soon as you turn it on! The bed is comfortable. The AC/Heat is pretty quiet - I've had some noise to none at all depending on the room. You ask for daily housekeeping and they don't miss a beat! The television remote has a sleep timer option and an actual tv guide - score! The lady in the kitchen (sorry I don't know her name) was always smiling. This will always be my first choice to stay when in town for business. I might change my mind if Alexandra and Kelly ever leave - just kidding - but they do make checking in fun!

We stayed in this hotel because it was suggested by the other couple we were traveling with. We were visiting the Kansas City area as a two night getaway. We had a nice room, but was surprised that the room rate was so high for a location so far from the attractions in the metro area, and for a place that charged extra for prepackaged breakfast items. The location is fine for people passing through on Interstate 35. Also, why bother building such a tiny indoor swimming pool that was not at all suitable for actual swimming by adults. We didn’t use the pool on this trip. It might be okay for small children to play in.

This is a nice little hotel in the vicinity of the Overland Park Convention Center which also has its little imperfections… Positives/ pros: As one previous Courtyard review said, in all different ways, this hotel has great design and color balance throughout the Lobby and further. I also liked it in the suite that I shared with my guests. It had a large and impressive parlor room, with a large wet bar countertop and cabinets below. I liked how you walked straight into the bathroom sink and then shower and toilet room from the parlor unlike the design arrangement of the Overland Park Sheraton. The bedroom area was situated nicely to the right of the doorway and behind the closet. What I did like better about the OP Sheraton in comparison was the separate wall divided entry foyer. All plumbing and electrical fixtures worked well, the furniture was intact and comfortable except some of the wood furniture with some wear on it. The Lobby and Pool area were very clean as both the. Pool and hot tub operated very well holding decent temperature. The Bistro breakfast food I ate was also good. Last, but not least, the staff was accommodating, welcoming, helpful, informative, and communicative. The absolute negatives/ cons: The carpet in both elevators was absolutely dirty across each surface. Just a black and smeared stain across both surfaces. It didn’t look like they had been cleaned for a long time at all. They both should be replaced and then the new pieces should be cleaned regularly. If you are a guest who is thinking about booking a suite at the hotel and you are going to be designated to sleeping on the pull out sofa bed, you need to be a heavy sleeper because there is a lot of audible noise and some light leaking into the cracks around the door and it’s peep hole. The ac unit and the mini fridge were so loud that I I had to shut the ac off, unplug the mini fridge, and put to sofa pillows against the door to block the light. It was a little to late to the point that I did not end up getting enough sleep. Remember, that room works best for heavy sleepers, not light ones like me. The very last issue was the small pieces of white paper like debris spread throughout the guest room hallway. The last reason I gave this hotel 4 stars is because of a balanced contradiction in opinions and issues: When I first arrived at the hotel about 30 minutes before the standard check in time, I was notified that my room wasn’t ready and I had to wait for it to be ready. When my friends/ guests arrived a couple of minutes later, I informed them about what was going on. A little later, we were informed that there was a shortage of housekeeping crew on dirty as was the case for other hotels, of course. It wasn’t something that I was too excited about, but I got through it and being patient by exploring the lobby, talking to my friend’s family, eating and drinking snacks from the Market, and briefly looking at my phone. The desk clerk should have alerted me to what I would experience during my two-day and night stay at this hotel. The clerk possessed a delightful personality, but in another setting, they could have passed as a homeless person... Unprofessional in dress and appearance. The building itself showed signs of wear that could be helped with at least some touch-up paint. The room was for a handicapped person and I have no need for those amenities so it felt like I was in a clinical setting instead of an inviting room for my relaxation. The room temperature was set at 72 but felt like ten degrees colder. I assumed the thermostat had been set just prior to my check-in so it would warm up in a few hours. Getting in bed shortly after arriving, I woke up in the night to discover a room that was cool enough for my arms outside the covers to feel ice cold to the touch. I had to set the thermostat at 80 degrees for the room to feel like 72 degrees. The bed itself was on the stiff side. it was an 8 on a 1-10 scale. Some people like that but my research indicates that most prefer a little softer mattress -- a 6.5. At first the TV worked fine. The second night I left for a dinner engagement so I turned off the TV. Coming back a few hours later, the TV would not turn back on. I called the front desk for suggestions. Nothing helped. I walked to the front desk thinking an in-person visit might help solve the problem. Still no solution. The next morning there was no follow-up to try to get the TV to operate. The workers at this establishment did not seem to care that I was satisfied or not with my stay. The three-star rating for this hotel should be downgraded to one star. I'm not unset. I just will never stay here again.

Checked in to this hotel about 4:00 in the afternoon. Went to my room and found that the bathroom was all moldy and as I am very allergic to mold, I immediately went to front desk and asked to be moved. The clerk moved me down the hall to another room. This was a handicapped room, which I did not need, but I put my stuff in the room and thanked them for the room change and hurried out to go across to the hospital where my sister was in icu. When I returned that night, tired from an nine hour drive and several hours at the hospital, I was looking forward to a hot shower and bed. What I found was a shower curtain that lacked an foot or better from reaching the floor, and a shower head that squirted water all over the bathroom, so everything in the room got wet. What a mess. When I complained the next morning, I was told that that was just the way it was since I had been moved the night before. Also, they had no locked doors to the outside, so anyone could walk in or out during the night. It is a dirty, unsafe place. Wyndham needs to drop this hotel from their banner immediately. I only hope they are reading these reviews.

Checked in to this hotel about 4:00 in the afternoon. Went to my room and found that the bathroom was all moldy and as I am very allergic to mold, I immediately went to front desk and asked to be moved. The clerk moved me down the hall to another room. This was a handicapped room, which I did not need, but I put my stuff in the room and thanked them for the room change and hurried out to go across to the hospital where my sister was in icu. When I returned that night, tired from an nine hour drive and several hours at the hospital, I was looking forward to a hot shower and bed. What I found was a shower curtain that lacked an foot or better from reaching the floor, and a shower head that squirted water all over the bathroom, so everything in the room got wet. What a mess. When I complained the next morning, I was told that that was just the way it was since I had been moved the night before. Also, they had no locked doors to the outside, so anyone could walk in or out during the night. It is a dirty, unsafe place. Wyndham needs to drop this hotel from their banner immediately. I only hope they are reading these reviews.
