Just returned from our third time at the Likya Residence.. Our room had magnificent views over most of Kalkan town and harbour The restaurant was run perfectly by Mahamet and his experienced staff The food, service and presentation was fabulous Don’t hesitate to book this great hotel.

Charming hotel in a great setting, views are second to none. The staff are amazing, very friendly and customer focused. Breakfasts are great, with lots of choice Restaurant for dinner also worth a visit.

We’ve stayed at The Likya on many occasions over the years and have commented previously that the place needed significant investment. Whilst there have been some changes since 2022 season, unfortunately they haven’t invested in the things that would have the most impact on the guests. There are three fantastic things about The Likya. The staff, who are second to none - particularly Muhammet’s team* on food and beverages and the receptionist - the food and the view. *A special shout out for Ummut, Hatice and Ozzie, who cannot do enough for you. The fabric of the building however, and general air of neglect, is becoming a major issue for people staying there and was a frequent source of discussion in the pool (when you really don’t have a great deal to talk about!) The changes made since last year are to improve the reception area, improve the breakfast area - and this actually is much better - and to replace the sun loungers, which were falling apart. Unfortunately the new ones are very flimsy and unlikely to last long. They have done nothing at all to the bedrooms, which have yet to see a lick of paint since our first visit in 2010. The gardens are overgrown and plant containers have dead and untended plants in them, clearly never being watered. What happened to the gardener? There is a general air of neglect about the pool area and parasols have been patched up on many occasions and look very sorry for themselves. I suspect that while the owner has handed over day-to-day management of the hotel to the previous manager, who is doing her best, there is insufficient funding available to actually do what needs to be done to get the hotel back to being a special place to stay in Kalkan. A last point, which has nothing to do with the state of the hotel: they really need to use plastic (or other non-breakable) glasses and crockery when people are having drinks at their sunloungers. Twice we witnessed cups and glasses being broken - people walk around barefoot and this is very dangerous. I doubt that we will return to The Likya, although we will go back to Kalkan. This is very sad because the staff are amazing, but it has fallen way behind on standards.

We visited two weeks ago for our honeymoon After awful British Airways experience delays & more the lovely manager upgraded us to owners suite. Fab huge room with access to pool &,huge terrace Positives Stunning hotel Amazing staff that cannot do enough for you Fine dining amazing food on terrace Breakfast included great choice turkish/continental plus egg station that makes everything About 10 mins walk to town Could be a struggle in the heat & very uphill but we are fit so enjoyed that side of keeping fit everyday Negatives Husband ordered prosecco for room £50 we don't mind spending but too steep for prosecco Alcohol very expensive in hotel We were the youngest Couple there ..all retired people which we found amusing Maybe give September a miss if you don't want to feel you are on a saga holiday (more life in a care home🤣) Didn't bother us as we were on honeymoon not there to socialise however even having a conversation felt you were disturbing the ghostly silence around the pool Summary Gorgeous hotel No faults with it apart from Alcohol prices Avoid September for the oaps😃

I can only say there is nowhere better to go! The staff, food and facilities are amazing! The personal detail is second to none. Very special indeed. Turkish bath today was incredible. I have been blessed to experience many places throughout the world, but nowhere is better. You are missing out hugely if you do not go

Me & my wife have just returned home from this wonderfull hotel. I will start with the very minor negatives, the showers, they are deperately in need of updating, and the 2nd, we have nothing against kids, but i personally think this is more of an adults hotel and letting them stay between the months of July & August will probably lose the Likya a lot customers ? But please don't let these very minor faults put you off. We have stayed in some very high-end hotels around the world and this is up there with the best, the staff are so very friendly, especially Murat, he is a very funny guy, but they all do the hotel justice👏🏼👏🏼 We stayed in room 100, the swim-up room is a must, and the views are out of this world. the beds are very comfy & the sun-loungers are also very cosy. I would say every room in this hotel has an amazing view, but i can only speak for ours, The hotel restaurant is very fine dining, definitely up there with the best in Kalkan i would say and very reasonable on price (and the best staff). The hotel is probably about a 20min walk into town, we got a taxi there & back most nights, only works out at £4 there & back!. The Spa is also well worth a visit, we had the full Hammam, just amazing. The breakfast is also very good, don't expect a full English because you won't get it! but you will get a very nice omlette and Turkish breakfast. If you do fancy a full english one day than Johnnys Bar is 5mins up the road, that is the best your get and probably find! The rooms are cleaned daily, and what a very friendly bunch they are, always have a smile on there face. The town itself is amazing, very lively at night, the bars and restaurants are all very differant in there own way so you will find something you like. One thing we did notice is there are a lot of dogs in Kalkan, but they are all very freindly. There are a lot of beach clubs in Kalkan, if you stay at Likya you get a discount on food & drink but our fav was the Yali Beach club at the bottom of the hill, that beach club has easier access to the sea. And the last and probably most important thing, Kalkan is very hilly, especially in town so if you do struggle with walking or getting around just be aware. Would we go back, 100%, we are already planning a return for next July. I hope this review helps, any questions please feel free to ask.

Nice rooms with terrific views, beautiful, freeform, quiet pool with a no reservation rule. Excellent pool bar, great breakfast and an outstanding main restaurant all with views to die for. Its just outstanding value for the price....we are certainly going back next year!

We are staying at sister hotel but went to the Spa at Lykia Residence. Absolutely fantastic experience. We opted for the Sultan Hamam and an anti stress massage. Booked the couple room for my wife and I. Lady masseuse gave a fabulous Hamam and massage, facilities first rate. Best way to start you holiday in Kalkan, highly recommend, best £80 you’ll spend.
