Great Stay! Mauricio was super accommodating and helpful. This property is a 15-20 minute walk from a tram line and less mins to many buses. It’s an apartment with about 5 or 6 large bedrooms that are divided into the guest rooms and has a shared kitchen and private bathroom for each room.

We arrived late in the evening & Maurizio stayed late to check us in. He showed us around the place & explained the operation, as it was a shared bathroom & kitchen. He actually walked me around the neighbourhood to show me some highlights & took me to a grocery store to buy some essentials for the morning. Maurizio is a most kind & friendly host as is his wife Audrey. Audrey had provided a welcome package of 2 cokes, apples, chocolate bars, yogurt & a bottle of wine. The next day I had to give her back the cokes as we are diabetic. When we got back to the room after a day out there were 2 Coke Zero in the fridge. The area was a quiet suburb of Rome. The bed was very comfortable & they had just installed a new fridge in the room. They are in the process of renovating so that each room will have its' own bathroom. We look forward to returning there to see the results.

It was a great stay at this hotel. Maurizio gave us a fantastic tour of the area upon arrival! The room was very clean and comfortable. Great job!

We had a great stay at the Guest House! The room was clean, comfortable, and had air conditioning, which is important in the hot summer in Rome. The bathroom was clean and right next to the room we stayed in. We had to share a bathroom with 2 other guests, but it really wasn’t a big deal and they were also super clean and considerate. The owners were very nice and hospitable as well! It’s well located right by a bus stop and a 15 minute walk from the Garbatella metro so it was easy to get to and from. Overall, would definitely recommend!

Great accesses and comfortable bed. Audrey is a very attentive and kind host . It is never easy to find a place in Rome with affordable prices and good connections. It seems that they have found the right balance and I am grateful for that. Ci vediamo presto

Stanze molto eleganti dotate di ogni tipo di Confort. Location eccellente situata posto splendido e tranquillo, immerso nel Parco della Caffarella. Si raggiunge il Centro in pochi minuti con i Bus Pulitissimo

All’inizio avevo qualche dubbio viste le poche recensioni , ma poi ho capito che dipendeva dal fatto che ha appena aperto , e considerando che ciò può essere un grande plus, ho prenotato. La scelta è stata decisamente fortunata: stanze ampie e pulite con condizionatori/riscaldamento autonomo, gestori gentilissimi e disponibili , a 100 metri dalla meravigliosa Appia Antica e dalla chiesa del Quo Vadis/ parco della Caffarella, numerosi negozi e servizi e a 5 fermate di bus dal Colosseo ! What else? Ottimo rapporto qualità prezzo Consigliatissimo

⭐️⭐️⭐️⭐️⭐️Fantastico soggiorno a Roma. Appia Antica Guest House è un posto molto comodo , pulito e chic. Comodissimo per spostarsi in ogni parte di Roma, completamente immerso nel verde del Parco archeologico dell’Appia Antica. I proprietari sono gentilissimi e ci hanno messo subito a nostro agio. La stanza è nuovissima, dotata di ogni confort e curata in ogni dettaglio. Torneremo sicuramente. Michele . Milano
