The Beachscape Kin Ha Villas in Cancun surpassed our expectations. After a small problem with our room the staff found us a new room and upgraded us to a suite, which was wonderful. The views from the sea view rooms are astounding. The staff are all very friendly and helpful. Reception very helpful. Staff serving breakfast work hard and are always smiling. They also work in the evenings in the restaurant on the beachfront and bar. The food is very good. We had breakfast included. It was a hot and cold buffet with all sorts of different Mexican and European dishes. Cereal, fruit and pastries. All so nice. The restaurant food was also great. The grounds and gardens were beautiful. The only small detail we would have liked was a full length mirror, but after speaking to reception at the end of our stay they informed us that they are in 98% of the rooms. We should have asked at the beginning! We came to relax for four nights and were definitely able to do that. There is no thumping music playing like some of the other resorts close by. The beach is clean and the water is so clear. Beachscape has a little shop which sells nice beach clothes, swimwear and toys for children. It also has beer, juice, milk, etc… There is a 7/11 around the corner. There is also a supermarket (huge) about ten minutes walk away. This has everything you could possibly need and more! DO NOT be drawn in by the people at the top of the escalators in the supermarket on your way out!! They will ask to see your receipt and tell you that you can get a huge reduction in price on a catamaran trip and breakfast in a beautiful hotel around the corner for 90 minutes of your time. They will take you to another hotel miles away and try to make you buy time share and stay there for hours! The extremely friendly man who talked us into going was not at all friendly once we said we didn’t want time share and was very unhappy when we insisted he call us a taxi to take us back!

Well maintained facilities, impeccable cleanliness. Very pleasant reception, everyone was very attentive. The food is varied and very good. The location is great and the view from the rooms is incredible. Close to the most chic shopping mall in Cancún (La Isla). Great drink and food options in the restaurant. Swimming pool with music, most of the day. Good stretch of beach for walking. Jetski rental on the beach in front of the hotel.

Very much so a college getaway spot. During spring break time it is mostly drunk college kids. Food wasn’t very good but had some restaurants that were much better than others if you make a reservation. Staff was nice and for the most part was clean

The only downside to this hotel is the secluded location and not being on the ocean. That said, we loved our stay here. If you’re looking for an all-inclusive vibe and to not do a lot of activities, this would be a terrible place for kids and teens. But my 13 and 15 year olds aren’t the type to stay on resort anyway and we have done cool tours. There is also a gorgeous public beach about three miles away (Dolphin Beach). Rooms are spacious and hotel Is clean and safe. It’s no frills but I prefer it and being able to spend more on entertainment and food. We will be back.

The hotel is simple, very clean, the rooms are as shown in the photos and all the staff is very friendly. We enjoy our stay in the hotel completely, it has a very good location, we stayed almost everything, separated it in a safe area and with all that is required at hand: hospital, market 28, banks, restaurants, shops oxx, The hotel was very comfortable and the hotel was very comfortable and the hotel was very comfortable and very comfortable.

Best hotel I've stayed at! The location is perfect for night-goers and is located in a good vicinity of some restaurants. The staff and service was amazing, ensuring the place is always well taken care of and secure... and let's not even get started on its phenomenal location next to the beach.

Our flight was cancelled.. CUN＞JFK.. 24hrs later. This hotel was so accommodating. Although there was a lot of confusion and as chaotic as it was, we still received kind & courteous service. Our party of 4 was given 2 adjoining rooms. Given the situation… We felt safe & comfortable. We highly recommend the outdoor Taco spot around the corner… can’t miss it - Al Pastor tacos right in front - get the Arrachera (steak) Tacos with cheese - super delicious!! The next day, staff.. especially Mateo - was incredibly helpful & informative! He made sure we were well taken cared of!! Mateo was muy excellenté! Muchas gracias con todo!

If you're expecting a superlative five-star hotel, you might be disappointed, but if you can book at an all-inclusive and cheap price, you'll be very happy. The air conditioning and facilities in the lobby felt old-fashioned, and the Wi-Fi was weak at times, but the location, pool, and beach view made up for it.

Staying at the Royal Haciendas was such a pleasure. Our Concierge Joe treated us most kindly. My daughter and I enjoyed the suite we stayed in on the 4th floor. The view was spectacular. The food was tasty, especially the ribeye steak in the Los Murales restaurant. The staff was soo very friendly and courteous. They deserve every tip possible ! I especially enjoyed relaxing in the whirlpool oh, yes and watching the waves from the LaPalapa restaurant where Oscar and Uriel served us very well. Room service was great too and so was our “ maid” Edith. I hope we get her again the next time we go. I relaxed this time versus attend all the activities and events so maybe more next time. Off to the Royal Sands, hopefully next 😬😬.

It was better than the review. There's Walmart supermarket connected to lobby, so easy to grab foods, milks, gifts... Also, all the hotel counter abd service people are nice. My room was quiet and yes you can hear if people close door really hard but it can happen to any hotel. There's separate Air conditioning so room was cool. You can control the temperature. Also There's pizza restaurant and rental car service in the lobby. Very convenient location overall.
