I had the misfortune to use this B&B some weeks ago, except that, I am not quite sure you can even call it a B&B. Instead, it is simply a chap, looking to make some extra money on his big house – whilst still wanting to retain the benefits that come with not opening your house to strangers, and paying ones at that. So, here is my warning to anyone interested in renting a room in Leafy Suburban Bed & Breakfast (LSBB). It is in effect a sort of scam that is misleading, and here is why. Do NOT even try and rent this property if… You like B&Bs that are fully transparent in their advertising and you get what you paid for courtesy of your hard earned money You (and anyone that comes with you) do not want to suffer the indignity and embarrassment of having to take off your shoes upon entry (stuff a private owner may demand of you but, a place, intended for public rental changing you also?). I wonder why this is not stated in the his glitzy ads? Because he knows, if he did, nobody would even look at his so-called B&B You want a bit of privacy when using the bathroom/toilet. LSBB advertises its nice looking bathroom/toilet on accommodation seeking websites. What they do not tell you is that, you’ll be sharing with several other tenants. In short, you will need to be dressed appropriately and have to peep out into the corridor each time you wish to use it, to ensure nobody else is using it You like to get what you pay for and get the little things that typically come with a B&B (such as cups or glasses perhaps, coffee making facilities perhaps, etc.). You do not get anything with LSBB – just a small room and nowt else! You want to be close to civilisation such as public transport and some shops maybe. This place is in the middle of nowhere and to even find the place, you had better have a degree in place finding. There are no signs on the long and badly lit road it is on. The lovely looking and spacious kitchen and garden (advertised) are nice, no doubt. However, they are largely for show. During my unfortunate stay there, at NO point was I invited to use either, and although I did not use the kitchen, I have since read on here that, its more one of, it’s all DIY (Do-it-Yourself) in this poor excuse for a B&B. Do not use this property also, if you want to be able to talk (at normal sound levels) in your room whether on the phone or to your companion. We were asked to keep our voice down, which I thought was rather rude. The prices he charges are even MORE than many quality hotels that offer 10 times better service. For one search, he was charging £64 a night whilst many hotels were either the same or less. In short, this is an owner wanting to have his cake and eat it. Someone wanting the best of both worlds. Charge the peasants to have a room in his sumptuous house and keep their money whilst, on the other hand, wanting all the benefits of a private house owner with NO visiting strangers. We attended a wedding reception there and thought this looked as wonderful place to stay as well and so booked a room. We duly arrived at the hotel at approx. 4 o'clock and was looking forward to using the pool and the spa facilities. So we arrived at reception, to book into our room. All seemed good with the reception staff initially but as we booked in, all went quiet and the lady, asked us to wait for a minute, while she made a call. Bearing in mind, we arrived late, as you can book in from 3pm, we just thought that she was sorting out the room. 10 or so minutes passed and she came back saying the room was not ready. I said, well if it is not, please put us in a room that is, to which she replied, none of the rooms in out area were available at this time, as the housekeeping were running late due to, delays in checkouts. Bearing in mind it was now 4:40pm, I asked to speak to the manager. She said, go to the bar and I will call you as and when the room became available. I then unfortunately became more upset and insisted in speaking the manager. After a further 20 0r so minutes and the receptionist, going off to find him. he arrived, with little or no sympathy. He offered not apology initially but eventually accepted the fault. He then went into reception and I m not sure where this room came from but we were given the key. this was at 5:30pm, so we had been there for an hour and a half and had only just been given a key. We thought that at least we could got in there and have a little time for a swim before the reception but unfortunately, this was far from finished . When we entered the room, it was horrendous, ceiling looking as if it had had a leak, stains all over the floor, water marks all over the carpet and a view of a wall outside the window and a timber sheet to the left hand side. By this time, my wife was very upset, as was I but, I was also very angry. I went back to the reception and spoke with a different receptionist and explained the issues. All he could do was apologise and gave us an alternate room straight away, It was smaller but ok, so we moved. By this time approx. 6:15pm, it was too late to use any of the facilities and so we got changed and went to the reception. We had a great night with friends. As to the hotel/estate however, we will NEVER return.

Nice room, nice food, nice breakfast, nice staff, nice bar, decent pool (heated and clean but needs revamping) and nice grounds. It was very quiet as it was New Year’s Day but they still charged £10 for an extra hour at checkout.. otherwise perfect stay.
