Rental agreement
A Vacation Rental Agreement will be sent electronically after booking and must be signed prior to check-in. Check-in instructions, keyless entry door codes and property access details are sent two days prior to arrival and will be withheld until the agreement has been signed.

Guest access
You will have full private access to almost all of the house (except for a few locked storage spaces).

Completely remodeled 1950's cottage with all new electrical and plumbing, gorgeous updated bathrooms, and a fenced yard! 1,600 square feet of space to call your home while you’re in Kerrville! Close to restaurants, coffee, theater, river trail, breweries, wineries. Well appointed kitchen with everything you need. Family Friendly!

The space:
Gorgeous, well appointed, completely remodeled almost 100 year old home. This home was taken down to the studs and rebuilt to capture that 1950s charm. Original hardwoods and craftsman style trim show true attention to detail. The home is filled with antiques we’ve collected at some of Kerrville’s best estate sales and antique malls (a true passion of mine!).

LIVING AREAS: Guests will enjoy 2 living areas (one formal sitting area and one TV/game room). Both living areas are a comfortable space to sit and relax. The home is equipped with a smart ROKU TV to stream all your favorite shows. YouTube Live TV is provided for cable. Board games and books available for entertainment.

KITCHEN/DINING: Well appointed kitchen with stainless appliances. Full size fridge, electric range, microwave, dishwasher, Mr. Coffee, toaster, blender, and more. There is a 4 person dining table with an available leaf to extend the table to 6 places. There is also seating for 2 at the bar. Tons of bar glasses and barware available for your use. We’ve stocked the kitchen with cookie sheets, mixing bowls, cooking utensils and gadgets to allow you to prepare your own meals while staying in our home.

BEDROOMS: The home sleeps 6 people comfortably with 3 private bedrooms. All beds have memory foam mattresses for added comfort. Luxury linens and down alternative comforters on all beds. All bedrooms have blinds and room darkening curtains, alarm clocks with noise machines, and USB connections. All 3 bedrooms have ceiling fans.

The primary bedroom features a gorgeous ensuite bathroom with a double vanity and huge tiled walk in shower. It is located at the back of the home for added privacy.

2 other bedrooms are located just off the sitting area at the font of the home. They share a bathroom in the same hallway with a singe vanity and tub/shower combo.

OUTDOOR AREA:
Huge covered patio extended the entire length of the home. There is plenty of grassy area and an additional crushed granite patio with a propane and charcoal grill. The backyard is completely enclosed with a privacy fence.

Guest access:
Guests have access to the entire house as well as the back yard. The driveway extends the entire length of the property. Enough room for 3-4 cars. Come stay with us and relax! Cozy Bungalow, rustic and elegant, located just a few blocks from downtown. In this one bedroom studio bungalow, (with pullout twin sofa sleeper) you will find luxury linens, electric fireplace, large flat screen TV, cable, WiFi, kitchen (which includes a Continental type breakfast - with cereals, milk, juice, English muffins, etc.) washer and dryer, and multiple sitting areas-both inside and outside. Kerrville is a great base for motorcyclists, bicyclists and old car enthusiast - Texas Highway 39 hugs the Upper Guadalupe River, we are not actually on TX 39 BUT can serve as a great staging point for the rest of the Hill Country, no matter which direction you choose to go! We are close to Bandera, Leaky, Lost Maples State Park, Medina, Comfort, Ingram, Hunt, Fredericksburg, Luckenbach, Sisterdale, Boerne, the 'Three Twisted Sisters', etc.. You could even go on a day tour of the nearby wineries, breweries and distilleries - if you like, a limo will pick you up And drop you off right at our door!

New listing ideally located on the Guadalupe River, a quick drive/ bike ride to Charming Downtown Kerrville. Enjoy quiet mornings next to the river & lively evenings at nearby restaurants, breweries and wineries. Our riverfront has its own private access with a large deck and stairs right down to the water. Eat out, or dine at home in our spacious dining room or outdoor patio, equipped with a gas grill, mini smoker and fire pit. This historic limestone house is one that just can't be passed up!
The space
The river cottage is clean and cozy and the property has plenty of open space inviting your group to stretch out or gather all together. Chill out in our relaxing and colorful living room, sit around by the fire pit outside, lounge under the shade on our deck by the river, or walk down to the riverfront for an afternoon of fishing and kayaking. The house is also conveniently located right by the southern trailhead of the Kerrville River Trail. The cottage has 3 bedrooms all with queen beds, and 2 bathrooms. Our Hill Country Community has sustained immeasurable damage from the devastating flood of July 4 this year. We were fortunate to avoid any damage to our river house, and the expansive deck, just across the street and overlooking the river, remains intact. The footprint of the river has permanently changed, and we cannot be sure what structures, trees, and relocated boulders await our discovery at the river bottom. Our decision, to encourage continued visitation and support to our devastated community, has been to lower our rates for the near future. Our hope and prayer is that this gesture will lower any resistance to visitors contemplating an adventure to our area.
