This is the most satisfying hotel in this trip. I hope I can stay a few more days next time. The hotel has a beautiful appearance and the rooms are large and Scottish-style. Compare the prices of five-star hotels in London that cost only one, two, and one night The Balmoral 5k per night is well worth it! It's also very close to Waverley Bridge, just on Princes Street. Nothing to say about the location

The location is very good. It's just outside the train station. The room is also good. The breakfast is also delicious. The service is very good and very welcoming. It's very close to the attractions and can be reached on foot. I will choose this place again next time I come to Edinburgh.

This was our second time at this hotel and we stayed for almost a week. You can't beat the location on George Street, right downtown, close to shops and restaurants. The hotel is beautiful and the rooms and bathrooms are very nice. The king bed had a good mattress and pillows. There is a safe. They seem to have made upgrades since our last pre-covid stay, including air-conditioning in (all?) rooms. As you would expect in a big city, the rooms are quite small and the hotel is not exactly quiet; also depending on where your room faces. We were right by the elevator, which I generally don't like. I wonder if it's because we booked through our credit card and not direct. It seems there is sometimes a ”penalty'. The rooms are supplied daily with water, delicious cookies and snacks. You can make individual cups of drip coffee in a filter, which is much better than instant coffee but not as good as a Nespresso, IMHO. We had breakfast included and the Printing Press is just wonderful, for breakfast, any meal and later evening cocktails and whiskey. The Burr & Co is a coffee shop, also right next door, with tables outside. Love that place. The hotel has great service. We lost a suitcase and got daily support in checking on the status and changing the address on the delivery. There seemed to be a shortage on hair conditioner and we didn't have a sign for do-not-disturb the first day and got woken at 8 AM, but that didn't spoil our enjoyment of the hotel stay. We expect to be back.

Staff very friendly and cant do enough for you, we’d only been in the room about 10 minutes and we got a text asking if everything was okay with the room. It was our anniversary so it was a lovely touch to get a piece of cake and a card in the room. Bed was really comfy and a lovely size room, we had everything we needed. Hotel is in a very good location and the bar / restaurant is definitely worth a visit, food very tasty and very attentive staff. Would definitely stay at this hotel again.

Very much enjoyed our stay at this quirky but fun and charming hotel. The little red fridge was a really fun touch. The hotel was a bit confusing to negotiate but the staff was very helpful getting us to the right place. The location was great. We were able to walk to areas of interest.

Nice hotel, the size of the room was great and it was cleaned propertly. The food was fantastic at ”Eve”, I recommend the sharing plate IF you go there. Take a drink and go up to the rooftop, magnific view over the city!

We found the apartment very spacious and comfortable. It was very clean and well appointed. The beds were comfortable, although it seems a trend these days, the blanket is a thick one and for a hot sleeper like me it was way too warm. I wish hotels would give you the option of a thin blanket in the closet instead of a foot thick comforter. The 2 bedroom suite we had was enormous really. One can't complain about not having enough space. The 1 star deduction is because of the annoying drilling sound coming from the utility closet in the middle of the suite. It's some kind of pump mechanism that is relating to the water supply. Every time you flush a toilet, or turn on a faucet, you're assaulted with that noise. What should be made aware to guests is that if a faucet is not closed off completely, that drilling sound will keep on every 10 seconds. Being right outside my bedroom, it kept me awake all night. A visit by maintenance the next morning informed us that we must make sure all water taps are completely turned off and not left dripping. Other than the too warm bedding and the noisy water pump it was a very pleasant stay in a great location. It's an easy walk from the tram that comes from the airport too.

Beware if you have any request or emergency with the apartment out with office hours because you’re very much left to your own devices at least that was our experience. We stayed for one night at apartment 23/3 on Queen Street, Edinburgh on 23rd May. We were a party of 4 adults, one couple & two singles plus baby. The apartment had two double beds and a sofa bed so the couple plus their baby were to have one of the double bedrooms one of the singles the other double bed and the other single guest was to sleep on the sofa bed. However, once we saw to our surprise that no sheets or towels had been provided for the sofa bed, we called the emergency number just after 5pm. After a long wait someone answered, the situation was explained and the lady said she‘d check with her manager about providing sheets and revert. She did so about an hour later to say nothing could be done until the following morning when the office re-opened at 9am but we had to check out an hour later. This meant one of the party had to sleep on the sofa bed, in their day clothes, with a borrowed pillow and blanket from one of the bedrooms. The apartment cost £183 for the night and we feel, at that price, sheets should automatically have been provided for the sofa bed but, apparently, there is an extra charge of £15!. We‘d have been prepared to pay that charge but were not given the opportunity to do so. We called Destiny Scotland a couple of times after our stay - a manager was to call back but never did. This is a service industry company which should cater to guests needs and requests out with normal hours but they didn‘t. There was more than enough time to rectify the situation during all of Sunday late afternoon and evening but they didn‘t seem to care and were happy enough to ignore their guests request for action to be taken to remedy the situation. Our stay was very much marred by this experience and by the follow up communication with the office. Whilst the apartment itself was spacious and comfortable enough the abysmal customer service means we cannot recommend this company or it‘s accommodation.

What a wonderful find! We were going to the theatre and needed a one night stay..this was just perfect. Amazing apartment with so many extras. Small amount of coffee and milk sachets, luxury shower gels, washing up liquid, hairdryer, iron and ironing board, and even offer access to netflix. We had a first floor apartment, and although we did hear the traffic in the morning, it is right in the middle of Edinburgh in an ideal location for shops, restaurants, bars, and theatre.The flat was very clean and spacious and we took advantage of the secure left luggage box in the hallway as we arrived early. We had intended taking the train to avoid any parking problems but due to the rail strike we had to change our plans at the last minute. When we contacted Destiny for help they were super efficient and we were lucky as they offered us one of their vacant parking spaces at the rear of the property for £15. All code entry systems worked very well and we were extremely impressed with the service. We would thoroughly recommend these apartments.

Except that it's hard to find, there is a very small doorway, you can't see it carefully, and there is nothing wrong with it. There is no reception, just contact the administrator through the small phone at the door, and he will tell you your apartment number and entry code. It is very close to Calton Hill, and all major attractions in Edinburgh can be visited on legs except for the Arthur’s Crown.

The hotel is fab the staff are great and cannot do more for you , lovely touches provided by guest relations concierge & reception staff are so lovely , catering & bar staff great , the room was lovely , great shower and local produce in rooms such as the coffee etc , social hour is a nice touch and breakfast was great , i would stay here again we had a lovely stay ... however the spa lets it down This was a special birthday suprise for my other half i booked the spa for treatments for us . We were late on arrival due to rail strikes and i missed my spa appointment which is fine i expect that if you are not on time. My partner was still able to recieve his treatment however we were provided with no towels robes or slippers , no info regarding lockers . The massuise gave my partner a robe and was suprised one was not already provided for him after he had to walk around after getting changed into swimwear .The water machine in the ladies changing room did not work the only water available was from a tap in the toilet not ideal as the next water machine was in the lobby opposite the gym , especially not ideal if u have no robe or slippers or towel to go out to it . So if you are are a lady there is no drinking water available , very undignified !! I was not shown to the relaxation room and couldnt go in even if i wanted to as i had no towel or robe . My partner told me the mens changing room stank of urine from a pipe . The staff were not very helpfull or attentive and the service at the spa does not reflect the service or same level of standard as the rest of the hotel . I have had better service at a local lesuire centre and would not use this ”spa” again . My partner and I often use spas and this was by far the worst spa expeirience dissapointing as it was his birthday. I could maybe understand if it was busy but it wasnt .

We walked to the hotel from the station and found it hard to find the sign is very small but this was our only disappointment. Check in was swift the place was clean and the rooms spacious with no noise in the evening. The breakfast was amazing you could help yourself from the buffet or have fresh delivered to your table. The staff were friendly and efficient. We would definetely stay again amazing and relaxing.

The check-in was very comfortable and the service was very good. The suitcase code of the day was forgotten. The younger brother at the front desk patiently ran two times and tried to help us open! The hotel is very beautiful and has an English manor! But to get used to the inconvenience caused by old-fashioned objects, the faucet of the washstand is separated from cold water and hot water, which is a little inconvenient. Free bed for us, breakfast is more traditional English, but very nutritious! Afternoon tea can also be experienced!

The hotel was converted from a private villa of the old duke hundreds of years ago. The room is small, there is no way to an extra bed, but the environment is very good. The large lawn at the entrance of the hotel is a golf course. The hotel also has a lot of peacocks flying around, and there is a yellow, black and two cows in the cattle farm. Children are more happy to play inside. A lot of people also came to have afternoon tea, and I also booked a private room where the Queen was said to have had afternoon tea. In short, staying here is quite leisurely, and taxis to Edinburgh city centre are less than 10 minutes away.

The hotel is very new, the decoration is rich in design, and the hygiene is good. The room is large, but the bathroom leaks. There are no latex pillows or thermometers. The location is at the junction of the old and new cities. There is a shopping mall downstairs, and it is very convenient to go to attractions.

I can not express how disappointed I was with this hotel. I did extensive research as I wanted somewhere nice for my birthday and picked this hotel as it had great reviews and being just under £370 per night for a Delux room with city views my expectations were high. Well what a shock I got. The Bedroom was average at best and certain not deluxe. The beds were appalling, we did not manage to get sleep as the beds were made from hardwood and screwed together. I have attached pictures of the beds.... worst I have every stayed in. I felt like I was in a hostel. I felt like I was sleeping on planks. The city views was a joke as all I had was the railway station and rubbish. The room was very noisy. The TV was so slow it was quicker to watch TV on my mobile. I paid for breakfast and they said I had not had that included in the room rate of £370 per night. Also it stated complementary whisky as part of their “in room features” which was false advertising as they only provided it on day one despite it not stating that. I did question if they were going to take the other in room items out of the room ie TV, HairDryer, etc. There were stains on the chairs and carpets. The cleaning of the room was average at best. There was mould in the bathroom. They did not provide clean glasses and we had to clean them and we had to ask for Tea Bags and milk every day. The service at breakfast was awful as it depended who you were. We asked why some people were service tea/ coffee and others had to get our own. Breakfast was not fantastic. The staff were not that friendly or helpful. Was I wrong to expect a good standard of hotel / room in Edinburgh for £370.00 a night? I have stayed all of the world and never experience just a poor service / standard. Not the birthday experience I had expected. The only thing good about this place was it was central so location was good.

We stayed here three nights in August and thoroughly enjoyed our stay. The family room was beautiful. It slept four comfortably and has one and a half bathrooms. It was very quiet. It was not inexpensive, but reasonable based on the prices of other hotels in Edinburgh in August. It is close to the train station, many restaurants and many of the the sights of the city. The hotel is an odd layout, but we loved that. (I wish we had the time to see a movie in the fancy theatre!) The construction around the hotel is not the hotel’s fault. Our email explained where the alternative entrance was so we knew where to have our cab drop us off. We found the staff helpful and professional. We arrived in the morning after a flight. They kept our bags for us and called us when the room was ready.

Great location right in town centre. Staff always helpful and polite. Rooms a good size, nice modern and stylish. Bathrooms great size and had bath and shower. Spa is also nice if a little pricey for use of the outside hydro pool but added to our experience. Concierge great at arranging taxis and helping with luggage. Breakfast was quality and well worth the money with Al a carte and buffet both included no need to choose. Set us up for the day. Would recommend worth every penny made our Edinburgh experience very memorable.

First visit - comfortable room after a problem with the first room offered so we were eventually moved after some complaining. Bathroom OK but could do with a bigger towel rail. Housekeeping was good. Restaurant good but expensive. Unfortunately there was a gin festival all week outside the hotel and although on 5th Floor - noisy music all day long and evening. Staff were great. Expensive to park your car.
