Chiang Mai hotel rooms start at $20 a night in Huay Kaew and reach $57 inside the Old City moat, and the gap between those numbers is not about quality. It is about which gate sits outside your door. Key Hotel @ Old City Center is an 8-minute walk (about 600 m) from Tha Phae Gate. Movenpick Suriwongse Hotel Chiang Mai is a 1-minute walk (about 100 m) from the Night Bazaar. B2 Grand Nimman Premier Hotel is a 10-minute walk (about 745 m) from MAYA Lifestyle Shopping Center.
Three zones hold most of the rooms you can book in the center, and each answers a different question: temples, markets, or coffee and air conditioning.
Pick the Old City for temples and a first trip. Pick the Night Bazaar Area for markets, late dinners, and the shortest walk from a hotel bed to a shopping stall. Pick Huay Kaew for cafés, malls, and stays of four nights or more. Chiang Mai hotels cluster in these three zones, and the widest gap between their starting rates is $37 a night, so picking a zone costs far less than picking a hotel.
Neighborhood | Main sight within a 10-minute walk | Rooms from | Guest ratings | Pick it if |
|---|---|---|---|---|
The Old City | Tha Phae Gate (8 min), Wat Chedi Luang (10 min) | $21 | 8.2 to 9.2 | Temples, first trip, walking |
Night Bazaar Area | Night Bazaar (1 min), Anusarn Market (2 min) | $22 | 8.2 to 8.6 | Markets, late dinners, easy transport |
Huay Kaew | MAYA Lifestyle (10 min), One Nimman (10 min) | $20 | 8.4 to 8.8 | Cafés, malls, longer stays |
Prices are the cheapest room in each neighborhood for the next seven days, so read them as a way to compare zones, not as a quote for your dates.
The Old City is the square inside the moat, and it is the simplest first base in Chiang Mai: temples on foot, food on the same block, and a rate floor of $21. The wall and the gates are the landmarks, but the geography inside the moat decides your walk. Ratchapakhinrai Road runs north to south through the district and leaves Tha Phae Gate 8 minutes east and Wat Chedi Luang 10 minutes north.

What's walkable: Tha Phae Gate is 8 minutes from Key Hotel @ Old City Center (about 600 m) and 8 minutes from Kodchasri Thani Heritage Collections (about 606 m), and 15 minutes from SK House 2 (about 1,107 m). Wat Chedi Luang is 10 minutes from Key Hotel (about 743 m) and from Kodchasri (about 752 m), and 12 minutes from SK House 2 (about 880 m).
When to pick it: two or three nights, a first visit, and an itinerary built on the temples inside the moat.
The Night Bazaar Area runs along Chang Khlan Road just east of the moat, and it holds the widest spread between cheap and polished in the center: a 4-star room starts at $22, and the 4-star that guests tag for breakfast starts at $41. It suits travelers who want stalls, restaurants, and foot massage shops within a few minutes of the bed, and it is the zone that stays busy after dark.

What's walkable: the Night Bazaar is 1 minute from Movenpick Suriwongse Hotel Chiang Mai (about 100 m), 3 minutes from Duangtawan Hotel Chiang Mai (about 195 m), and 11 minutes from Thapae Place Hotel (about 805 m). Anusarn Market is 2 minutes from Movenpick (about 163 m) and 4 minutes from Duangtawan (about 254 m).
When to pick it: one or two nights, a shopping-and-food trip, or a late arrival when you want dinner a few minutes from check-in.
Huay Kaew is the zone north and west of the moat, where Nimman Road and its numbered side sois hold Chiang Mai's café and design district along with two malls, MAYA Lifestyle Shopping Center and One Nimman. Rooms start at $20, the lowest in the center, and the trade is distance: two of the three hotels are 10 minutes from MAYA, and the cheapest is 19 minutes out.

What's walkable: MAYA Lifestyle Shopping Center is 10 minutes from B2 Grand Nimman Premier Hotel (about 745 m) and 10 minutes from Holiday Garden Hotel & Resort (about 772 m), and 19 minutes from B2 Green Boutique & Budget Hotel (about 1,396 m). One Nimman is 10 minutes from B2 Grand Nimman Premier (about 772 m) and 14 minutes from Holiday Garden (about 1,012 m).
When to pick it: four nights or more, a café-and-mall trip, or a stay where the room is a base for day trips up the mountain.
Chiang Mai hotels for visitors concentrate in three zones because that is where the bookable inventory sits: rooms with a published rate and a staffed desk cluster along the moat, along Chang Khlan Road, and around Nimman. The rest of the city is worth a day each, but it is thin on rooms you can price before you arrive.
The Ping River east of Chang Khlan Road is the quiet side of the center, with restaurants on the water and hotels set back from the traffic. Wat Ket, across the river, is residential and close enough to walk to the bazaar. North of the moat, Santitham and Chang Phueak are where the city eats cheaply, and the two Huay Kaew hotels above sit on that side. South of Chiang Mai Gate, the lanes around Wua Lai Road fall outside the three zones. Further out, the mountain road climbs to Wat Phra That Doi Suthep, the Mae Rim valley holds the hot springs and village stays, and Bo Sang and Sankamphaeng, east of the city, are the umbrella and handicraft villages.

None of those areas needs a hotel booking to be worth an afternoon. If your dates are fixed, the three zones above are where a rate exists to compare, and they cover the sights most first trips are built on.

Chiang Mai has no metro. Getting around means shared red songthaews, tuk-tuks, ride-hailing apps, and the RTC Smart Bus loop that serves Chiang Mai International Airport. None of that changes much between the three zones, because each one walks to its own landmark: 8 minutes to Tha Phae Gate from the Old City hotels, 1 to 11 minutes to the Night Bazaar from the Night Bazaar hotels, 10 to 19 minutes to MAYA from the Huay Kaew hotels.
If you rent a car, ask about parking before you book. Only one hotel in the three zones has guests tagging parking as a plus, and the lanes inside the moat are tight, so a garage matters more there than a few dollars on the room rate.
Trip length settles the rest. Two or three nights fit the Old City, where the temples are on foot. One or two nights fit the Night Bazaar Area, with the stalls a minute from the Movenpick. Four nights or more fit Huay Kaew, where the cafés and malls give a longer stay a daily rhythm that does not depend on temples.
Where should a first-time visitor stay in Chiang Mai?
The Old City. Key Hotel @ Old City Center is 8 minutes from Tha Phae Gate and starts at $21, and Kodchasri Thani Heritage Collections is the same walk at $57 with the highest guest score in the center, 9.2.
Which hotels are closest to the Chiang Mai Night Bazaar?
Movenpick Suriwongse Hotel Chiang Mai, a 1-minute walk (about 100 m) from the stalls at $41, and Duangtawan Hotel Chiang Mai, 3 minutes (about 195 m) at $22.
Is Nimman cheaper than the Old City?
Slightly. Huay Kaew rooms start at $20 and Old City rooms at $21, but the $20 room, B2 Green Boutique & Budget Hotel, is 19 minutes from MAYA, while the $21 Old City room is 8 minutes from Tha Phae Gate.
Do you need a car in Chiang Mai?
No. There is no metro, but songthaews, tuk-tuks, and ride-hailing cover the city, and every hotel in the three zones walks to its main sight in 19 minutes or less.
How many nights fit each zone?
Two or three in the Old City, one or two in the Night Bazaar Area, four or more in Huay Kaew. Splitting a week between two zones keeps you inside the same $20 to $57 a night range.
