Q3
What amenities, house rules, and cancellation policies should I verify before booking a vacation property near Banff advertised as 'sleeps 10' with games and family features?
When booking this Holiday Homes property near Banff, you should verify several specific details on the booking platform to ensure it meets your group's requirements:

### Amenities and Capacity
Confirm the specific bedding configuration to ensure the "sleeps 10" capacity provides adequate sleeping arrangements for your group. Since the property is advertised as Family friendly and highlights games, check the description or contact the host to clarify exactly what is included—such as the type of gaming consoles, board games, or child-specific features—to avoid missing essential items.

### House Rules
Review the property regulations for specific restrictions on occupancy and quiet hours. You should verify the check-in and check-out procedures, as many vacation retreats use automated entry systems. Additionally, check for rules regarding waste management or specific cleaning requirements that must be followed before your departure.

### Cancellation Policies
Refund terms for large vacation properties can be strict. Verify the deadline for a full refund and whether any portion of the payment is non-refundable. Since these policies are set by individual hosts, always confirm the current terms on the booking platform before completing your reservation.

### Location and Logistics
While the property offers access to the Rockies, it is located in Airdrie. Verify the driving distance to Banff, which typically takes about 90 minutes, to ensure the location aligns with your daily itinerary and transportation plans.

Banff Park Lodge ★★★

"The hotel is called Banff Park Lodge, but it's not what I expected at all. It's just a regular hotel in downtown Banff, with absolutely no resemblance to a park lodge. The price is completely out of line with the quality of the hotel. Three nights cost 14,000 without breakfast or parking, and the lobby and half the rooms are still under renovation. On top of that, early check-out wasn't allowed. A terrible experience, I won't be staying here again."

Banff Ptarmigan Inn ★★★

"This hotel is conveniently located directly across from the Banff High School Transit Hub, which is the starting point for buses to Lake Louise, Johnston Canyon, the Banff Gondola, and all the major ski resorts. Plus, it's just a short walk to Banff's main commercial area. The only downside is that the soundproofing in the rooms isn't great. However, this is a common issue with most hotels in Banff due to their wooden construction."
