Hosts - Nuwat & his mum are nice and friendly.
They accommodated to my later check-in time when my arrival time was delayed. My room was already prepared upon my arrival with the air-con turned on.
The house is well equipped with all amenities which one can asked for and they have 3 lovely pet dogs.
Location of their place is near Huai Kwang station which is convenient to everywhere and there is also bus stops nearby for easy access.
A lot of food stalls and restaurants within walking distance and the area is filled with Chinese restaurants which can cater to Chinese tourists.
Overall, it was a great experience staying in Nuwat’s place and is highly recommended for those who would like to experience staying in a local Thai-style homestay.

If in terms of comfort, this place answers everything, calm, walking, very convenient, admin gives very good advice. Recommend to stay. If there is a business around that area, definitely go to rest again.
Because there are quite a lot of decorations in the room, it makes a lot of dust. Therefore, I think that it should be more adjusted in terms of cleanliness.

This is a good enough hotel, located just a few minutes' walk from Bali Hai Pier. The downside was that the on-site pool was closed, and we were only informed about it at check-in; it wasn't mentioned on the website. The room was cleaned daily, toiletries were replenished, and slippers and bathrobes were provided. We stayed in a tropical room, which was quiet. Upon arrival, I also received a pleasant complimentary fruit platter. The breakfasts weren't overly lavish, but basic needs could be met. A big plus was the large selection of fruits, so it was generally enough for me, though the food itself was a bit repetitive. Also, note that the hotel grounds are quite large. A nice bonus is the pool across the road by the sea, equipped with showers and toilets.From€51

This hotel is located in North Pattaya, near the Sanctuary of Truth. You can even snap photos with the Sanctuary of Truth right from the hotel restaurant and your room. It's about 3 kilometers from Pattaya's bustling Walking Street, which some might find inconvenient, but I actually see it as a major advantage. Walking Street is often packed with people, and all hotels there lack private beaches, requiring you to cross a street to reach public ones, which isn't ideal for a relaxing vacation. In contrast, Garden Sea View Resort offers direct ocean access, with the sea right below. There's also a dedicated safe zone for swimming and kayaking. The hotel itself boasts a swimming pool, spa, nail salon, coffee shop, and a sea-view restaurant… you can enjoy a one-stop vacation without even leaving the premises. The hotel provides 7 daily complimentary shuttle services to Terminal 21, Pattaya's most popular shopping mall. This way, you can easily access the bustling areas when you want, and retreat to tranquility at the hotel when you prefer. This is truly the perfect way to experience a coastal city vacation.
Surrounding Amenities: Since this was my second visit, I spent some time exploring the hotel's vicinity. Right at the hotel's access road entrance is a Tops supermarket. Within a few hundred meters, there are two more Tops supermarkets and two 7-Eleven stores. There's also a small night market where many Westerners dine in the evenings, and a fruit market offering a wide variety of fresh, seasonal fruits at great prices – perfect for enjoying all the durian you desire! The area also has numerous small shops, car rental services, nail salons, pharmacies, and more, giving it a vibrant local feel.
Hotel Dining & Services: The hotel's Blue Kirin Sea View Restaurant is fantastic for photos! It offers delicious Thai, Japanese, and Western cuisine, with prices ranging from tens to over a hundred yuan per person. Sitting by the sea in the evening, enjoying the breeze, listening to live music, and savoring good food truly makes for a delightful vacation experience.
A one-hour massage at the hotel costs 500 Thai Baht, and in-house guests receive a 10% discount. While it's slightly pricier than surrounding massage parlors, considering the 5-star environment and cleanliness, I opted for the hotel's massage service for the rest of my stay. An hour for approximately 90 Chinese Yuan is quite reasonable. The masseuses are highly skilled, leaving you feeling completely relaxed. Highly recommended!From€44

Location was great as it's not too far away from the night life (can walk like 25mins to Walking Street) and the hotel is in a decently quiet area.
Check in was fine - 1000 baht deposit
Staff were helping with providing extra items for my room such as more chairs, hangers and a table.
Breakfast is 630-1030 for 250baht. No a bad selection. No Pork options though.
Staff and reception are quite helpful.
Everything u would need is nearby... inexpensive restaurants, nightlife, massage, laundry, etc.
The rooms could use some sound proofing as u can here EVERYTHING going on in the hallway, the room next to you and the room across the hall.
Wifi could also use more security measures.
Overall not a bad stay for my purposes.From€16

There's a kettle in the room, but you'll have to go down to the reception for a microwave. The location is good: there's a Seven-Eleven nearby, and it's about a 15-minute walk to Walking Street. On the downside, the soundproofing in the hotel is poor. Also, we had requested a room with a pool view in advance, but unfortunately, our request wasn't considered at all during check-in. This was my third hotel in Pattaya, and I stayed for three nights. The location is excellent, right on Thappraya Road, halfway between South Pattaya and Jomtien. It was easy to catch a songthaew, and there's a 7-Eleven right across the street, which was very convenient. The hotel isn't large; it feels more like a boutique hotel, and there weren't many groups, so the clientele was pleasant. The facilities are well-maintained and clean, and the rooms were also meticulously cleaned and well-kept. The front desk, security guards, and cleaning staff were all courteous and well-trained. I was upgraded to the top floor this time, which was very comfortable. The linens were changed daily with fresh sheets and pillowcases, showing the owner's excellent management. While the breakfast selection isn't extensive, it's perfectly reasonable considering the price. Overall, it's a wonderfully clean and comfortable hotel that I would definitely like to visit again.From€28

The hotel was understaffed. Most days at breakfast, if something ran out, it wouldn't be refilled until the next day. The coffee machine was out of milk, so I had to drink my coffee black that day. I reminded them twice, and then I felt embarrassed to ask again. After we finished eating, nobody came to clear the plates, so they just piled up on the table. The treadmill in the gym was broken, and we had to wait to use the working one. In the pool, the jets in the massage area were broken, and we had to be careful when sitting down. The glass panels around the pool were so dirty you couldn't see the surrounding buildings. Honestly, we were really disappointed with this hotel chain. For what we paid at this hotel in Bangkok, we could have found something much better and paid less in Bangkok.

Everything about the breakfast was delicious. The room was clean, and my kids loved the family room. The staff provided excellent service; everyone was lovely. My only complaint is about the parking. It was raining when we arrived, and the parking area was muddy, making it difficult to walk without getting our shoes dirty. I was worried the staff might scold us for tracking mud into the hotel, but they didn't say anything. I did feel bad for the staff member who had to clean the floors, though. The parking area also doesn't have a roof, so it was quite hot walking to the car at noon during checkout. Lastly, the soundproofing could be better; you can hear loud cars outside. This hotel deserves a five-star review! My nail completely ripped off in the middle of the night. The staff here were incredibly patient and efficient; they brought a first aid kit to help me and even carefully clipped off the torn nail bit by bit. We stayed for 15 days in July, and a deluxe room cost 15,500 rubles. This was very cheap, so we didn't have high expectations.
Upon arrival, we were offered two rooms to choose from: one with a balcony and one without. We opted for the room with a balcony. The room was small but comfortable, and everything worked perfectly. There was always hot water. It wasn't spotlessly clean, but that didn't bother us much as we only slept in the room. Water and coffee were replenished daily. To get your room cleaned, you need to hang the sign on the doorknob; otherwise, it won't be done. The Thai staff were very responsive and helpful with all our requests. The small pool was in the shade, and hardly anyone used it; my husband and I swam there a couple of times. Beach towels are provided at the reception. Overall, we were happy with our stay at the hotel; we didn't expect anything like it for that price.
One more thing: the main entrance to Koji Beach closes after 8 PM, but there's an access path to the sea at the Cozy Beach Hotel, which you can use without any issues.From€13
