|0.69km from city centerStudent accommodation for the Fringe. Room was spacious and clean. Well equipped with a small kitchen, hob, microwave etc. Plenty of clean towels. No TV which is stated on the booking information but I wasn't there to watch TV! Strong enough Wi-Fi signal to stream TV if you want to. Nice and quiet at night. Perfect for a weekend. Would happily stay again.

|2.41km from city centerStayed here for 3 nights over the June bank holiday weekend. The room was around £310 for 3 nights, which was much cheaper than other hotels based on it's proximity to the city center. The hotel is located about 1 mile from the Royal Mile and there's plenty of busses that stop right outside the hotel heading into Town. The hotel itself was ok. We were given a room on the first floor near the back, which was pretty spacious and comfortable, but it was quite tired looking with a few little issues (only mirror was in the bathroom, there was a stain on one of the chairs, the toilet roll holder was loose, shower didn't get very hot) The room was clean, and a maid did knock everyday to see if we wanted cleaning or extra towels etc. Check in/out was all self service. I was given instructions on how to check in the day before I arrived and this was easy to follow. There are cupboards in the hallway with things like extra tea and coffee, towels, loo roll etc that you can help yourself to. There is an intercom on the entrance door if you need to contact staff (we didn't need to use this during out stay) The hotel advertises 'parking on site' however there is only about 3 spaces. There is free parking on the surrounding roads though. I found the hotel to be quite noisy. Could hear people talking and walking about in the rooms on our floor and above us. The hotel is located on a busy A road, so I think the it could be quite noisy if staying at the front of the house. There's also no breakfast on site, so we walked to a pub down the road that opened for breakfast. Overall the hotel was ok for a couple nights, but if I was in Edinburgh for a longer period of time, I would stay somewhere else.

Edinburgh
|1.78km from city centerThe hotel location is very good, very close to Edinburgh Castle and Princes Street, it is a little far away from Royal Mile Street, but can be reached on foot, the town is very suitable for walking.
The hotel implements unmanned management, and you can open the door and the room door yourself according to the password you check in. We are a family of 5 staying with children and living suites. The rooms are large and clean and well-equipped. You can cook your own meals. Tableware and pots are fully equipped (but I do n’t see a microwave). We are accustomed to the British diet. The house even provides equipment such as vacuum cleaners and washing machines, which is in line with our home habits.
The price is slightly higher, but for the case of five of us, it is still a lot more cost-effective than booking two single rooms, especially it is really good to be able to cook by ourselves.
In particular, we need to remind everyone that the hotel will send you an email 7 days and 1 day before the check-in, which will contain the room number and password for the check-in. If you booked on Ctrip, because they may have booked through other channels, the reserved mailbox is not ours, we cannot receive the mail, we must contact Ctrip customer service one day in advance, get this information, and then Can stay. Because the apartment is unmanned, it will be inconvenient to communicate if there is a temporary problem.

|1.64km from city centerThe cost for this room was very cheap so I didn't expect a lot of frills. I had let them know that my plane landed at 9 am and was informed that the room would be ready at 2 pm, but they would secure our luggage until check in time. Sounded perfect but upon arrival was confronted by a person who ask how we got in (the door was unlocked), so I explain who we were and that we had paid reservation. Once he checked it out (lack of communication) he took our luggage. We went to the Abbey had breakfast and some beers hung out and talked to locals. Then we walked around the corner sat a few minutes till they opened the door. We were given our room key and two door keys, instruction on checking out and how to get a hold of him. The room was simple but clean;our luggage was in the room;plenty of towels, toilet paper, shower gel, and shampoo.I love the idea of having the keys so we could come and go as we pleased. The building is pretty old, with very tall windows and a nice view of a green yard with black/white birds. My first impression was oh no...but I settled down and checked out things they had everything we needed. Free wi-fi (password on bathroom door) shower/toilet in room (which I requested) clean beds and TV with quite a few channels. If you wanted glam with your room go somewhere else and pay for it. Yet if you want just a room to sleep and freshen up, close to bus stops, bank, ATM and food/drink establishments then this is the place for you. My sister didn't care for her bed but all beds seem out of whack compared to your own. I slept fine in mine. Even tho the main street was an ambulance easy route to the hospital the room was very quiet and with drapes drawn very dark.

|1.19km from city centerSurprisingly good apartment. Stayed here for a long weekend with my daughter mid-January 2022. It’s about a 15 minute easy walk from the train station and very easy to find. Apartment itself is in a great location (think it was apartment 2), facing Princes Street. It is directly above a closed shop, with a McDonald’s to the left. So noise may be a problem - we live in Central London so didn’t really notice it at all. Bedrooms are at the back of the property so the noise isn’t an issue overnight. As somebody else pointed out, the main door area is a bit dirty as it’s on the Main Street. When we found the place on Street View that did put us off a bit, but don’t let it worry you - it’s minor. Property itself was modern and well maintained - dishwasher (no tablets /detergent though that we could find), washing machine, coffee machine etc. Decent state of repair too although with some bits that could do with tidying up. Bathrooms had underfloor heating too which was good - and also pretty good water pressure in both showers! Important if you like that! All in all we had a great stay, and would happily stay again.

|1.23km from city centerThe staffs are very friendly and helpful. It is an easy check-in, all you need is your id card and a credit card for deposit. The room is quite small, but the toilet is very clean. You can get free shampoo, body wash and conditioner from the reception. Since its actually a student accommodation, you better bring your own tooth brush and paste, towel and mug. Or you can simply get these from sainsbury nearby.

|1.21km from city centerIt takes 0.5 hours to walk from the hotel to Waverley Railway Station. 4 households share a kitchen with new furniture, TV, sofa, stove, refrigerator, oven, microwave oven, etc. It can be used for cooking and living room. The staff at the reception desk have a good attitude. Coffee, milk, salt, pepper, shampoo, and body wash are placed at the door, and you can get them for free; hair dryers, bath towels, towels, etc. are conditional. The double bed is very narrow at 1.3 meters, the spring mattress is uneven and uncomfortable, and the bathroom is extremely small.

|0.87km from city centerThis weekend we spent a couple of days in Edinburgh and used this location courtesy of our daughter and her partner. The location is ideal for moving around Edinburgh and enjoying the various sites etc. The room was in good order, however the cleaners had not checked the pull down bed which was disgusting however, this was quickly rectified and we got offered a free breakfast as compensation. Point to note, don't think the room you have booked has the ideal views as shown on the web-site as we were on the third floor looking on to an internal roof! Breakfast was ok, staff were attentive and although they got our order completely wrong it was again quickly rectified. Worth a stay, however can be pricey for what it is!

|1.13km from city centerThe hotel is in a good location, not in the downtown area, but the bus is very convenient. There is a bus directly to the beach. You can visit the Britannia. The landlord's wife also has a discount card. The bus to the city is also very convenient, and it is very convenient to go directly to Princes Street and museums. The host is from Hong Kong. The wife is very beautiful. She speaks Mandarin and speaks softly. She is super young. The environment is quiet, and there is a large Tesco supermarket not far from the east. Edinburgh is beautiful and you can live here again.

|1.5km from city centerMy recent hotel stay was a bit of a mixed experience. While the hotel was clean and well-equipped, there were several issues that detracted from my overall satisfaction.
Before arriving, I had communicated with the hotel via email and was told that they could be reached via WhatsApp. However, upon arrival, I was unable to get a response from the hotel on WhatsApp. Additionally, there was no reception area, and check-in had to be done over the phone, which required multiple long-distance phone calls and extra fees.
The day before check-in, I received a last-minute email from the hotel requesting a deposit, but they did not provide any information on how to make the payment. Not all of the staff were willing to provide assistance, but the last person I spoke to was patient and helpful, which allowed me to check in smoothly.
One major safety concern was that there was a step outside the bathroom, but the floor was not marked, making it easy to trip and fall. Another hazard was the transparent coffee table in the living room, which caused several stumbling incidents that could have led to injuries.
Overall, while the hotel was clean and well-maintained, the issues with communication, extra fees, and safety hazards detracted from my experience.

|2.31km from city centerOn arrival we were greeted warmly by our hosts who proved most helpful in getting a room we liked and opening the secure car park for us. We took a room in a separate building opening onto the car park which, while small, was cosy and precisely fitted our desire not to climb stairs and to have easy access to outdoors. Breakfast was exceptional with both the 'Full Scottish' and Smoked Haddock and poached eggs (a particular favourite) available. The location was superb with a bus stop within 100 yds offering a service into Princes Street one way and the Royal Yacht Britannia the other. It was also an easy walk to Newhaven Harbour with great seafood restaurants. I cannot recommend it more highly. Absolutely fabulous.

Our room was a very large one, very comfortable, a large and comfortable bed and a large and very concenient bathroom. All the comfort you can dream off in a B&B ! David, our guest is a very kind and welcoming man. Tasty English breakfasts are served every morning, at our convenience. It's a bit far from Edimburgh, you have to take the bus to go to the city (for dinner) but the bus stop is very close to the house, easy to find and the buses come regularly. We just want to recommend this place, a very good one. Véronique and Eric France

|0.85km from city centerNot had chance to review these apartments, and simply forgot. We had a few days in Edinburgh before travelling on to relations in Perthshire. Really nice stay, very well located for all the attractions Edinburgh has to offer. The apartment was spacious and clean with very comfy beds. The only small negative was the lack of parking which to be fair we knew about before arriving, we used the NCP just around the corner which was slightly discounted through the site we booked on. having said that because we arrived for a weekend break we could quite easily have parked straight outside the apartment without any restrictions , maybe a bit difficult during the week as its down a small mews. Overall though an ideal place to stay and would definitely recommend

|2.55km from city centerWe spent 2 nights at this Bed & Breakfast. No facecloths, no toiletries, very bare minimum of towels and coffee. Didn’t see one staff member until we were checking out on the last morning and when we phoned through that morning to find out where to access breakfast, we were told they don’t offer breakfast, despite the booking stating otherwise. As other reviews have mentioned, your room key is used to gain access to the building and room, therefore everyone has access to every room which left us feeling uncomfortable from the get go (considering there were no staff about to keep an eye either.) Nothing but a basic double room for £300..felt ripped off.

You cannot get much better for getting into Edinburgh centre a Miles walk or a short bus journey all the buses pass the attractions. Will definitely come again. Far better than theses faceless hotels.

Stunning location under the majestic Arthur's Seat, so I had to have a go. Reception staff are very courteous, helpful and welcoming. Part of Edinburgh University student accommodation which they let out as bed and breakfast accommodation in the summer break. Buffet breakfast in conference centre on site, all you can eat self-serve, gets very busy unless you are an early bird - restaurant is open from 7am... Great value for 3 star accommodation. Clean and spacious bedsits, I paid a little more for en suite.

|2.38km from city centerWe stayed at the Ben Doran guest house for 2 nights. We can't help feeling conned. Not the best welcome after a 7 hour journey talking to a stranger on a dodgy ring doorbell , ( it took an age trying to interpret the instructions from the remote receptionist The building itself has a lot of character. Our room was spacious and comfortable. It was located on the second floor and accessed via a spiral staircase, not ideal for older less mobile guests. The room was dated but clean. It was warm and apart from the very noisy bathroom fan was quiet. We choose this place because of its location and it's breakfasts. The website displays a very generous selection of food unfortunately it's a deception. The tables are set really well white tablecloths and napkins on the face of it very nice to look at unfortunately that's as good as it gets. The cereals were stale, and tasted as old as the furnishings, unless you prefer the boxed multi pack type. The fruit , overripe. Croissants in cellophane, a selection of packaged cheeses. M&S yoghurts. The bottled condiment lids were dirty. The traditional Scottish cooked breakfast consisted of scrambled eggs fermenting in a food warmer and dried out sausages ( not sure what type/ flavour possibly chicken ??? ) Toast was brought to the table by the very attentive waiting staff , one whom was extremely keen to remove crockery/ cutlery the moment you paused eating. A couple of guests asked about the cooked breakfast but the staff appeared not to understand what was being said. We thought there had been a blip on day one but day 2 was the same. It looks as if they keep wheeling out the same food every day. It's a shame but judging by previous reviews the owner clearly is aware of this but couldn't care less. It's stinginess , misleading and dishonest advertising. Fortunately it didn't spoil our stay in this wonderful city and we did experience Scottish hospitality just not at the Ben Doran bed and not breakfast. We've attached the bogus breakfast menu and the Ben Doran's take on a traditional Scottish breakfast. Once bitten twice shy.

|0.54km from city centerWhat a wonderful find! We were going to the theatre and needed a one night stay..this was just perfect. Amazing apartment with so many extras. Small amount of coffee and milk sachets, luxury shower gels, washing up liquid, hairdryer, iron and ironing board, and even offer access to netflix. We had a first floor apartment, and although we did hear the traffic in the morning, it is right in the middle of Edinburgh in an ideal location for shops, restaurants, bars, and theatre. The flat was very clean and spacious and we took advantage of the secure left luggage box in the hallway as we arrived early. We had intended taking the train to avoid any parking problems but due to the rail strike we had to change our plans at the last minute. When we contacted Destiny for help they were super efficient and we were lucky as they offered us one of their vacant parking spaces at the rear of the property for £15. All code entry systems worked very well and we were extremely impressed with the service. We would thoroughly recommend these apartments.

|2.38km from city centerContrary to some previous reviews everything was spotlessly clean on arrival and kept clean throughout our stay. There was plenty of storage space and ample tea and coffee. A lovely touch was the sherry in our room and shortbread and cake in the hall. Luke was amazing (although he was only working on 2 out of our 5 days), finding us food, getting things mended making suggestions and giving us truly personal service. However, when booking with ********** we requested a high floor with a view and also breakfast and a few days before our visit we sent a message asking how to get from the airport. The latter was not answered and we ended up with a ground floor room overlooking a washing line and ancient decking. We realise requests cannot always be met but I don't think the messages were even read. We also had a private shower room/wc across the corridor (not ensuite) which was not ideal. We struggled with checking in by entering codes and battling with very stiff locks. Not the best after a long journey...Apart from when Luke was at work we didn't see anyone. Also on our first day we expected the breakfast we had previously requested but apparently it hadn't been ordered. Luke again helped us! He also got our TV mended when we arrived but it was short lived and we had no signal for most of our stay.

|1.46km from city centerOur apartment, No 7 in the Malt House, left us somewhat disappointed. The photos illustrating the apartment made it look bright, which was not the case. What you do not see is the heavy net curtain on the french doors to stop neighbouring apartments looking in nor the need to keep the blinds down on the other windows as they are directly facing the windows just across a very narrow street. This makes the apartment very dark unless you want to be looked at by the people in the kitchen opposite. To compensate you need all the lights on and these are significantly underpowered. We booked the apartment having found it on ***********, which clearly shows that the bed is an extra large king sized bed, (normally 180 or even 200cm x 200cm), in fact the bed is a UK king size bed (160cm x 200cm). This is an important consideration for us when making a booking. Most importantly, and despite all the commentary in the apartment manual, the apartment was not very clean. We found the bedside tables to be covered in dust, stains on the floor, indicating that it hadn't been recently mopped and mould on the grouting in the shower. Both the sink and shower had slow drainage, hairs in the shower plug hole being a contributing factor. There were also issues with the safety of two of the plug sockets. We did report much of the above to the customer services at the end of our stay so that they could rectify it for the next clients, we appreciate that had we told them at the beginning of our stay they could have rectified some of the issues but we did not want the inconvenience of being disturbed during our short stay. There were positives, the apartment is well equipped, the shower is powerful (unlike in many of the places we stayed in on our tour of Scotland), Wi-fi worked well. The apartment is really well placed in the west end, minutes from the centre and transport hubs. Plenty of local restaurants.
