Stayed here for 3 nights over the June bank holiday weekend. The room was around £310 for 3 nights, which was much cheaper than other hotels based on it's proximity to the city center. The hotel is located about 1 mile from the Royal Mile and there's plenty of busses that stop right outside the hotel heading into Town. The hotel itself was ok. We were given a room on the first floor near the back, which was pretty spacious and comfortable, but it was quite tired looking with a few little issues (only mirror was in the bathroom, there was a stain on one of the chairs, the toilet roll holder was loose, shower didn't get very hot) The room was clean, and a maid did knock everyday to see if we wanted cleaning or extra towels etc. Check in/out was all self service. I was given instructions on how to check in the day before I arrived and this was easy to follow. There are cupboards in the hallway with things like extra tea and coffee, towels, loo roll etc that you can help yourself to. There is an intercom on the entrance door if you need to contact staff (we didn't need to use this during out stay) The hotel advertises 'parking on site' however there is only about 3 spaces. There is free parking on the surrounding roads though. I found the hotel to be quite noisy. Could hear people talking and walking about in the rooms on our floor and above us. The hotel is located on a busy A road, so I think the it could be quite noisy if staying at the front of the house. There's also no breakfast on site, so we walked to a pub down the road that opened for breakfast. Overall the hotel was ok for a couple nights, but if I was in Edinburgh for a longer period of time, I would stay somewhere else.

The cost for this room was very cheap so I didn't expect a lot of frills. I had let them know that my plane landed at 9 am and was informed that the room would be ready at 2 pm, but they would secure our luggage until check in time. Sounded perfect but upon arrival was confronted by a person who ask how we got in (the door was unlocked), so I explain who we were and that we had paid reservation. Once he checked it out (lack of communication) he took our luggage. We went to the Abbey had breakfast and some beers hung out and talked to locals. Then we walked around the corner sat a few minutes till they opened the door. We were given our room key and two door keys,instruction on checking out and how to get a hold of him. The room was simple but clean;our luggage was in the room;plenty of towels, toilet paper, shower gel, and shampoo.I love the idea of having the keys so we could come and go as we pleased. The building is pretty old, with very tall windows and a nice view of a green yard with black/white birds. My first impression was oh no...but I settled down and checked out things they had everything we needed. Free wi-fi (password on bathroom door) shower/toilet in room (which I requested) clean beds and TV with quite a few channels.If you wanted glam with your room go somewhere else and pay for it. Yet if you want just a room to sleep and freshen up, close to bus stops,bank, ATM and food/drink establishments then this is the place for you. My sister didn't care for her bed but all beds seem out of whack compared to your own. I slept fine in mine. Even tho the main street was an ambulance easy route to the hospital the room was very quiet and with drapes drawn very dark.

My husband and I stayed for 5 nights on the 22nd May. We enjoyed our stay the hotel is easy to find just get a tram or bus to prince's Street from the airport and then a no 33 or 30 to Marchall place and uts just across the rd not a long walk and you can see Arthur's seat right in front of you! We had a warm welcome with all the information we needed. The room was lovely and spacious and shower room clean. They put the beds together for us which was nice and were very comfy too! We were on the 1st floor I think there are 2 floors in the hotel. Breakfasts were amazing we had a full Scottish breakfast every morning and it was just enough!! Loved the haggis! It's a lovely family run hotel and they treat all guests as friends! Easy to get into Edinburgh again you cam walk or take the bus! Lots to do and places to eat in Edinburgh! We loved our stay and Kevin & Susan were brilliant!! We will be back!!

This weekend we spent a couple of days in Edinburgh and used this location courtesy of our daughter and her partner. The location is ideal for moving around Edinburgh and enjoying the various sites etc. The room was in good order, however the cleaners had not checked the pull down bed which was disgusting however, this was quickly rectified and we got offered a free breakfast as compensation. Point to note, don't think the room you have booked has the ideal views as shown on the web-site as we were on the third floor looking on to an internal roof! Breakfast was ok, staff were attentive and although they got our order completely wrong it was again quickly rectified. Worth a stay, however can be pricey for what it is!

The breakfast is very good, a typical English breakfast, but not a buffet, but a la carte service (there are several options for you to choose, such as coffee or black tea? Scrambled eggs or quiche? etc.). I live in a single room on the third floor. The room is relatively small and cannot accommodate an extra bed. The room is just big enough for one person, with a small bathroom attached. The landlord has strict requirements on the check-in time. If you arrive late, it is best to inform the landlord of the exact time of your arrival in advance, and the landlord will tell you the password to get the key, otherwise there is a risk of not getting the key. The hotel is located in the south of Edinburgh, far away from the city center, about 20 minutes to half an hour walk, but there are buses. It is better if you live alone.
