I really wanted to like this hotel, but ultimately left with a sour experience. The first two days our experience was excellent. The staff was wonderful and accommodating.  The first day we went to the front desk and ordered a pizza. The staff member on duty asked if we wanted it served in the room or in the restaurant.  We said the room and she kindly delivered it to the room. The third night we arrived back at the hotel after a long day of sightseeing around 9pm. As the hotel is located in a residential neighborhood there was nothing around other than the restaurant at the hotel.  We asked the front desk if we could order a pizza (please note this is the only thing they serve at night), and the staff member on duty coldly told us NO and then said they were not a pizza restaurant.  Then she asked us if we were guests of the hotel ”do you have room here?”.  She said the restaurant closed at 9, but then during the same conversation told us the restaurant closed at 10.  After asking if there was anything we could get at that late hour she made us a pizza but was very annoyed about it.  Further, and this what really disappointed us, she told us we were not allowed to take the pizza to the room as eating in the room was not allowed (even though there is a mini bar and snacks in the room), and we were also not allowed to eat in the restaurant, so we had to eat the pizza in the hallway of the hotel.  It was embarrassing and humiliating.   Real shame as we were enjoying our stay but this really made us feel unwelcome.

We have stayed in this building for three nights, and I am sorry to say that, but given the cost not very small, I find it unacceptable to clean the room almost absent; we have always found them in beds as we had left them: sticks. The mini kit in the bathroom (which they give in the furniture with shower pads, cotton fit, needle and wire, to understand us) was already half empty at our arrival on the first day, I imagine left so by those before us, so not even for the The room was prepared ex novo and they were concerned to supply it, and so it remained throughout our stay. The same applies to the liquid soap next to the washing machine that has never been charged in three days, so much that at the end we had to use the second supplier in the shower to wash our hands. Two other unpleasant surprises were the glasses, dirty two out of three, and a couple of hotel chiabats inside the box, certainly not in the Villa, since they were clearly used and simply forgotten there by someone. The point is that in the preparation of the room for new guests, who should have removed them, as well as to ensure the filling of the liquid soap doser and change the multi-use kit The position is little to say, we knew that it was not at the centre and that it was necessary to take public means to reach it, not exactly comfortable, but feasible. Sorry for the bad quality of cleaning and care of the rooms, especially for that price.

There are two properties: one is a castle, the other is not. Plan yr expectations accordingly. We booked a double room in the annex property for three nights. This property is tired and needs an update. Our room (221) was in the attic and resembled a small Hampton Inn/Howard Johnson room from the 70's/80's. The furniture was IKEA-like and minimal. There was no refrigerator or minibar (no wine/bottle opener) in the room and they ask you to refill your complimentary bottle of water from the tap in the bathroom daily. Three nights of this (with breakfast - I'm coming to that - ) cost us 560E. The bathroom was updated and had an excellent shower. The accommodations were adequate, but the property (including the small, drab lobby) has not been updated since at least the 90's. The front desk staff was not particularly helpful or friendly (and I speak German), but we didn't have any issues during our stay. There was no Austrian Gemütlichkeit. The town of Salzburg is a brisk 20-minute walk from the hotel. There are no reasonable restaurants in the vicinity. An Uber was 14-16E when we looked at taking one from the hotel to the centre of town. Now to the other property: breakfast is served in the castle and is a very different experience than the annex. The staff is 5-star and cater to yr every wish. We would like to recognise Marianna and Gunista for their extraordinary service during our stay. The breakfast itself is very good and the selection is excellent. I have to say, that we did not appreciate the ”woke education” that was made visible in every corner of the castle. It is not the venue, and we did not come to the property for a lesson in atonement. It was not a bad stay; it was not a great stay. Adequate at what we perceived as a high price. Again, we hope our review will help guests set their expectations for these two properties. You decide!

The highlight of this 600-year-old hotel is the service. The front desk or restaurant service is excellent. Professional service. Many high-end hotels have it. But this one makes people feel particularly sincere. Every word and every sentence they listen to and answer carefully and surpasses expectations. I stayed at this hotel for three nights from 7 to 9 December. As soon as I arrived the owner told me that he had given me the room with the balcony, notoriously very useful in December and, something that had never happened to me in my life, he asked me to pay 322 euros immediately instead of 316. I paid and went to my room on the first floor. The room is full of spots of spiders crushed on the walls and some cobwebs. In the bathroom instead of a normal shower there is an old long tub and not even a chair to facilitate its use. To complete the picture, the hotel is located in a depressing area and on the upper floor they didn't stop making noise for even a minute. I didn't try the breakfast which was available for the modest sum of 14 euros. I understand you can't get the Ritz, but at these prices the minimum wage is a clean room. Unfortunately, the hotel where I usually go in Seizenheim wasn't available and I had to fall back on this one, but next time I'll stay home rather than come here.

We got a two person room with 2 twin beds. It’s a size of a college dorm room. The toilet space is tiny with a roll of toilet paper on the sink. The shampoo is all in one that includes conditioner and body wash. Parking is limited with first come first serve. There are 4 spaces in the building and the rest are parallel parking on the street. The city center is a 25 minute walk. You can take a bus that drops you off by the tunnel and walk the rest. We booked the hotel that included daily breakfast that starts at 7am-10am. Your typical European continental breakfast with the pastries, cheese, meats, eggs, beverages. You must check in to tell them your room number. You may sit at either of their two dining rooms. Each room is equipped with a battery operated safe that consist of 4 AA batteries. We were skeptical to use this in case battery died with our passports and valuables which was an inconvenience. Our room did not have a fridge but my family got a 4 person room next door. It was a queen bed with two twin separated by a sliding door. They had a fridge and hot water kettle.

Very pleasant small hotel, the room is relatively large, the breakfast is a bit expensive but the taste is very general, and the category is relatively small. The location is far from the city, and it takes about 20 minutes to get to the city center by taxi. But fortunately there are trams at the door. Local transportation cards are also available at the front desk. The price is not cheap. If you have a better price/performance ratio, don't choose this one, but his environment is good in all aspects. This is certain.
