This listing is for Bell Rock Suite ( Unit B), one of two private 1-bedroom suites in a separate guest house building. Each suite is completely private, with no shared interior spaces. However, a soundproof double door connects the two, allowing both units to be opened up for larger groups if booked together. The third unit on the property is Andante Trail (Unit A), a separate 3-bedroom main house, also rented independently.

Guest access
You’ll be staying in one of two private 1-bedroom suites, Bell Rock Suite (Unit B), located within a standalone guest house on a peaceful 3-unit property. Each suite is entirely private with no shared interior spaces. However, a soundproof double door connects the two suites and can be unlocked if both are booked together for a larger group.
Also on the property is Andante Trail (Unit A), a separate 3-bedroom, 2-bath main house that is rented individually. All three units have separate entrances and complete indoor privacy, though the front yard and driveway are shared with other guests on-site.
Each unit includes one designated parking space near the garage. If you're arriving with more than one vehicle, please park any additional cars on the public street at the top of the driveway.
Important Notes
The guest house balcony and back of the house is not accessible for guests.

Sedona is a peaceful, nature-loving community, and our home is located in a quiet residential neighborhood. We kindly ask all guests to be respectful of our neighbors by keeping noise to a minimum and embracing the natural calm of the area.

This beautifully renovated 3-bedroom, 3-bath home features a state-of-the-art kitchen with sleek quartz countertops, a stainless steel electric oven, ample storage, and a full-sized refrigerator. The living area offers a cozy electric fireplace and a large TV for your relaxation. The 3 bedrooms offer queen-size beds that promise a restful night, 2 of the bedrooms have their own ensuite and each bedroom offers a smart Tv for your entertainment needs. Enjoy meals outdoors on the covered paver patio, complete with a barbecue grill. Need a Pack and Play or High Chair? Let us know when booking, and we’ll have them ready for you.
***Please note: There is a home being built on the adjacent lot to the South of this home that we estimate will be completed by February of 2026. In the meantime there will be potential for construction noise outside during daylight hours.

Guests will have access to the entire property starting at 4:00pm the day of check in.
This area is a quiet, serene community in which only a small number of homes are rentals. Noise carries easily. We ask that you please be mindful of this and courteous to our neighbors. Quiet hours begin at 10pm. NO parties allowed.
Other things to note
While the exterior porch and furniture is cleaned after each stay, during certain times of the year you may experience more debris from weather, native plants, and pollen. In the event the outdoor space is not sufficiently clean to your liking we provide a broom and basic cleaning supplies that can be used at your convenience!
Please do not exceed the occupancy of 6 guests at any given time. Please, no parties, or smoking in or around the property. Additional fines for each violation will be charged to the guest who booked and you will forfeit the remainder of your stay with no refund.
If you desire an early check in, We often have same day check outs and check ins so we need to ensure that our cleaner has enough time to properly clean and restock the home and that our maintenance crew has sufficient time to take care of any needed items prior to your arrival. If early check in is available we will notify you.
Booking over 2 weeks (14 days) will require a mandatory mid-stay cleaning, billed separately, in addition to the cleaning charged at booking.
We do accept alterations requests, but ask that they be made at least 14 days prior to the start of your original reservation date. All of our vacation rentals are fully furnished and have a kitchen with appliances including a refrigerator, microwave, oven, stove, electric kettle, traditional drip coffee maker (ground beans), toaster and blender. Certain properties may have specialty appliances such as a crockpot or Keurig coffee maker. Please check the property description for your specific vacation home to confirm. No coffee or pods are provided and are not guaranteed.
Kitchen:
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring spoons and more. We also provide some basic spices including salt and pepper. No other cooking essentials or supplies are guaranteed to be provided (oil, sprays or other cooking ingredients, foil, cling wrap, etc.).

Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry detergent.

The property is equipped with a specific quantity of bath and pool towels to accommodate the max occupancy of the home. The bathrooms are stocked with shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, steam iron.
Pet policy: maximum 2 dogs! You must notify me before bringing pets. Please make sure to clean up after your pets. My cleaners are not expected to do this type of pet clean up.

You understand that swimming and use of Spa/Hot tub/Jacuzzi is at your own risk and that special risks may be involved with swimming and use of Spa. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming and may present to children who are not carefully supervised, as well as the danger to any person swimming and if a person has health risks, or if a person swims, while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming and use of Spa. All VRBO Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between VRBO Guests and VRBO Host.

WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?
All our Homes have keyless locks. This keyless system allows entry into the vacation rental through the issue of a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.
DO YOU PROVIDE DAILY CLEANING SERVICE?
Provided only a departure clean on all stays. A mid-week or mid-stay clean can be provided for an additional fee.
CAN WE HAVE THE SPA HEATED?
If you would like SPA use pricing is 50 dollars per night. Please let your property manager know at least 48-hours in advance of your arrival if you would like SPA heat added to your reservation.
WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
All of our vacation rentals are furnished and have a kitchen with amenities including a microwave, coffee maker, toaster and blender. Each property is stocked with cooking and serving items including plates, bowls and utensils, as well as a can opener, corkscrew measuring spoons and more. The coffee maker takes ground coffee and we also offer basic spices, salt and pepper.
There are bath towels, pool towels and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap and dishwasher soap. Bathrooms are stocked with Shampoo, conditioner and liquid body wash. Laundry facilities are also equipped with laundry soap.
CAN I SHIP A PACKAGE TO MY VACATION HOME?
We do not recommend shipping directly to the home, we do not have mailbox keys, and there are many different people with access to the home: vendors, housekeeping, Guest Services staff, etc... so we cannot be responsible for packages once delivered. If you do need a package please contact manager.
DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?
Most outdoor music systems are disabled due to noise complaints. We recommend bringing a Bluetooth speaker, since you can arrange them where you like and they are easy to connect to!
DO YOU ALLOW PETS?
Our vacation rentals are pet friendly. The backyard is fenced in. We allow for up to two pets per property for a fee of $150 per pet.
