Firstly, I don't like to speak bad of anywhere without reason, however this place as so much potential but needs someone in there to manage it and bring the best out of it. It's a 30 min walk to the castle, with bus stops right outside. The room was spacious with a comfy bed and a reasonably newly refurbished bathroom and free parking which was my reason for booking in the first place( because not many places have free parking) I decided to have breakfast included and this is where it all falls dreadfully by the wayside. When we got to the breakfast room, there were cereals on show, but no milk. The bloke who we had just passed in the corridor emptying the rooms and cleaning them came in to offer us a menu, he disappeared because he was also on reception but on returning took our order(although we asked for milk, none arrived, so we gave up on cereal ) no fresh fruit available either or juice( we did eventually get juice towards the end) We had the full Scottish breakfast( sure the same guy had to go and cook it, because he was gone for an age) when it came, it wouldn't have been fit for a child. The produce was really poor and terribly cooked, we were given white toast ( never asked for any alternative) and the cutlery was all tarnished and black. This hotel is not a 4 star hotel as advertised. Second morning it again was just the same guy running around doing everything( not his fault, he did his best) To summarise, I would use this place for ROOM ONLY, but steer well clear of the breakfast, not value for money. Hope that the potential gets recognised and someone gives this place a bit of TLC, could be great.

The house is an old one, from the 18th century. A beautiful one. Our room was a very large one, very comfortable, a large and comfortable bed and a large and very concenient bathroom. All the comfort you can dream off in a B&B ! David, our guest is a very kind and welcoming man. Tasty English breakfasts are served every morning, at our convenience. It's a bit far from Edimburgh, you have to take the bus to go to the city (for dinner) but the bus stop is very close to the house, easy to find and the buses come regularly. We just want to recommend this place, a very good one. Véronique and Eric France

The hotel itself was very nice, full of character. The room was clean and tidy and well maintained. The biggest issue was the staff training, though all were very pleasant they did not really have a clue how to run a bar or a restaurant service, probably not their fault, that's a management issue. I appreciate it may still be difficult to recruit experienced staff post COVID but that's no excuse for putting staff on the floor that can't perform their duties to a suitable standard for the paying guest. Breakfast was a bit of a shambles too, no breakfast plates were out, just small side plate, this was rectified but many people had very small breakfast plates to begin with, worse though was the fact the cooked offerings were cold, with the exception of the eggs, imagine cold baked beans on your plate. This really was poor, it is after all Bed & Breakfast, those two things should be perfect. The dinner offering was good and we enjoyed our dinner, but there should be someone in the restaurant when it opens to welcome guests, the guest should not be expected to go and search for a staff member. It would not take much to turn this hotel into a very good hotel once the senior management team step up and take control of the staffing issues and give the breakfast staff some training . All in all a rather disappointing stay that will make us look elsewhere when we return to Scotland.

We just needed somewhere to sleep for 1 night and it provided exactly that. I had read the reviews but wasn't fussed as was the cheapest hotel room we could find in all of Edinburgh. Room was clean. Only 1 pillow so that was uncomfortable though. Bathroom looked recently refurbished. Furniture in the bedroom was tired. But it did the job for 1 night at a very cheap price. Tea/coffee etc available in the room. We knew we would be arriving late at night as flight was delayed, I called the hotel number in advance and explained, lady on the phone was very pleasant and gave me the code for the door and told me which room we would be in. Entered the hotel without any trouble at all.
