It was an awful experience ! I have stayed to more than 600 hotels in my life and it’s the first time, I meet people that own a hotel but know nothing about hospitality and customer service!I made the reservation&sent them email informing them that I would be at the hotel late at night.I send also my flight details&my exact time of arrival .When I arrived at the hotel the first thing that the receptionist told me(later I found out that this guy was one of the owners)is that we were really late and he was waiting for us 4 hours as the reception closes 22:30.He was really hostile, arrogant and upset!It’s the first time in my life that I felt so bad in a hotel!The room was dark with no view. It was a small room ( about 20m2 ),whereas we had booked the superior room of 30m2.Generally it was an old fashioned room, with moldy smell , with no elevator so we had to carry our 2 heavy luggage 2 floors up.In our3days stay we found out that all family was rather indifferent & rude with customers !At the check out they asked us to pay 50€as an extra charge as the brother of the owner had to stay 4 hours waiting for us !!The brother which is one of the owners(not an employee!)When we denied,as we were never informed about this extra charge or never was written at the extranet of *******,they started yelling&insulting us so we were forced to pay as we were afraid they would harm us- all family came and yelling!Too bad that those people work in the tourist sector and have no idea of what hospitality&caring mean!! If you have stayed in professional and luxury hotels you will find out that people that work in this hotel , it would be better to work in field rather than in a hotel as there are not educated at all . The room was small , old fashioned and had a moldy smell . We paid 350€ per night for a shabby place ! Please do not go and stay there . You will lose your money

This was the best place we stayed at in Italy! Really pretty and big with all the essentials you need. The room was very clean and the beds were super comfortable. The kitchen had everything including free snacks, juice, soda, water, tea, coffee and fruits. They also provide us we slippers, lotion that smells really good, bathroom essentials and other things we didn’t find in a lot of other hotels/airbnbs. The service was phenomenal and the people here are so friendly. We were presented with some welcoming gifts and lots of help during our stay. This hotel also has its own private dock which was very convenient for us to go to the train station with a booked private water taxi through the hotel. The taxi brings us right to the side in front of the station and we didn’t have to carry our luggages up the stairs and across the bridge had we gone on a public water taxi (the price is pretty close). Definitely recommend and would come back again next time in Venice!

We booked the budget room at the top. Yes the last flight of stairs are steep and the headroom is limited but if you know in advance and are aware it's no problem. Room and bathroom are clean and fresh. The air con came in very handy and the tv useful for catching up on news. Bathroom clean. All in all a lovely room. Be aware that there may be no reception when you arrive. You phone them and they let you in automatically. Not uncommon in Venice. Breakfast is croissants, fruit, yoghurt. Perfectly acceptable. The host very friendly and helpful. The location is great. A few minutes from Academia bridge and easy access from St Angelo water stop. Rialto bridge and St Mark's Square about 5-10 minutes walk away. There's cafes bars restaurants and banks all within 200m. Highly recommended and great value.

Gorgeous little traditional.hotel in the heart of Venice, perfectly place to walk to the major sights and get water buses to others. Nice cafes and bars dotted around nearby. Staff welcoming and friendly and eager to help. Buffet breakfast served which you can take in the salon room or outside if weather nice. There's some nice produce and choices. I found the room a little cold in my first night but this was because I sleep with the window open and there was no blanket in the room, just sheets. Second night I asked for a blanket and that was so much better. Shower rooms include NUXE products so a nice little touch. I'd definately stay here again.

Clean and spacious rooms with air conditioning and free drinks (bottled water etc.) in the fridge. I recommend to look at the pictures of the building in Trip advisor as it is not easy to find the building. It is just next to Azerbaijan pavilion at the square. I was welcomed with the friendly and helpful owner. This is a very good location to get around Venice and it is relatively quiet compared to other area. I will definitely go back again.

Very small hotel in one of the alleys of Venice, I guess recently remodeled, the place is beautiful, our room had a view to two small channels. We loved everything, reception clerks were really helpful with recommendations and arrangements, Carlos in the bar was also kind and breakfast which was included in the fare was delicious and waitress always willing to help.
